Welcome to your coastal retreat, the perfect home away from home! This thoughtfully designed 3-bedroom, 3-bathroom home sleeps up to 12 guests and balances comfort, style, and the laid-back Florida vibe, with a private backyard pool, a tiki bar, and the Manatee River walkway just a block and a half away.

Sleeping arrangements:
• Primary Suite: King bed, private en-suite bathroom with shower, closet, ceiling fan, and TV
• Bedroom 2: Queen bed and full bed, a desk with chair for remote work, double closet, ceiling fan, and TV
• Bedroom 3: Two full beds, closet, ceiling fan, and TV, ideal for families or friends traveling together
- Reading nook: A cozy corner next to the living room, with cushions and a sofa that opens into two twin beds

Bathrooms:
• Bathroom 1: Private en-suite shower for the Primary Suite.
• Bathroom 2: Tub with shower, shared by bedrooms 2 and 3.
• Bathroom 3: Shower room with two doors, set up as the pool and laundry bathroom, convenient for swimmers, visitors, and anyone sleeping on the sofa bed

Living, Dining & Kitchen:
- Main living room with a 65-inch Smart TV and two sofas. The TV comes with streaming apps (Netflix and more) already installed. Please note that you need to sign in with your own accounts, since there is no Roku or house streaming account. Fully equipped kitchen with an air fryer and a drip coffee maker (just bring your own ground coffee), for everything from a quick breakfast before the beach to dinner for the whole group
- Separate, fully equipped dining room with direct access to the pool

Private Pool & Backyard:
- Private outdoor pool in the backyard, with pool lights. The pool is NOT screened and NOT heated
- Fully fenced backyard, so everyone can relax

- Drive times: Publix (Westgate) 16 min, Manatee Public Beach 27 min, Coquina Beach 33 min.
- Restaurants: OBricks 11 min, Lost Kangaroo 12 min, PIER 22 13 min, Swordfish Grill (Cortez) 28 min.

HOUSE RULES:
Welcome to our home! To keep every stay comfortable and safe, we kindly ask guests to follow these house rules.

• Check-in: 4:00 PM. Check-out: 10:00 AM.
• The booking guest must be 21 or older and present during the stay.
• Maximum occupancy: 12 guests. No parties or events.
• Quiet hours: after 10:00 PM.
• Pool: This is a private outdoor pool and is not heated. Recommended hours are 8:00 AM to 10:00 PM. There is no lifeguard on duty. Children must be supervised at all times. Please shower before entering, and no glass in the pool area.
• A/C: Keep doors and windows closed while the A/C is running. Set it between 70 and 72°F, never below 70°F.
• Please do not move the furniture or take it to the beach.
• Trash: Use the containers provided, and flush only toilet paper.
• Smoking: No smoking indoors (a $100 cleaning fee applies). Smoking is allowed outdoors only.
• Pets: One small pet is welcome with prior notice. Pet fee: $100 per stay ($200 for stays of 30 nights or more).
• Late check-out (with prior approval, subject to availability): $80 until 2:00 PM or $100 until 3:00 PM.
• Parking: Please park in the driveway. The garage is not available for guest use.
• A refundable security deposit hold of up to $300 may apply, as disclosed for your reservation.
• Vacation Rental Agreement: After booking, the primary guest will be asked to sign our agreement electronically. A signed agreement is required to complete the reservation.
