Whether you`re here for work or leisure, you’ll enjoy the balance of a peaceful retreat. Thoughtfully designed for comfort and practicality, it’s a space where you can truly feel at home while experiencing the best of city living.
Situated in Melbourne Square Tower 1, on apartment level 16, our unit features 3 bedrooms with queen-sized beds and 2 bathrooms (1 ensuite). The living room is equipped with a smart TV and an additional air bed can be set up for extra 2 registered guests. Amenities include a fully equipped kitchen, centralized cooling and heating system, WiFi, washing machine (no dryer), and fresh linens.
Basic necessities such as soap, body wash, and coffee pods are provided.
For stays of 28 nights or more, mid-stay cleaning may be required and will be at the guest’s expense.
[NOTE: during mid stay cleanings, it`s `only cleaning`, no linens/towels change or refills. Mid stay cleanings are required to check the property`s condition as well. This may be done atleast 2 times depending on the length of stay.]
Please note: Building management has recently updated their process for amenities access. They now require a short induction before the fob can be fully activated. Induction times are daily at 7:00 PM and Saturdays at 8:00 AM. Simply proceed to the concierge at those times to complete it.
Guests have access to amenities including a lap pool for enjoyment, sauna or steam room for relaxation, and general gym facility equipped with modern exercise equipment. (Note: Pool temperature is usually kept at 21 degrees celsius)
1 Onsite parking is available.
If there`s more than 1 vehicle, guests can use the property address to search online for payparking or street parking availability.
There`s a Woolworths Supermarket below the apartment for convenient shopping.
We can offer early check-in (from 2 pm) and late check-out (until 12 pm), with charge and subject to availability. Please contact us at least 24 hours (1 day) before your check-in or check-out date to confirm availability. If another guest has already requested an early check-in or late check-out, we operate on a first-come, first-served basis. Additionally, we need to consider the cleaning time between guests, so we may not be able to accommodate requests made on short notice.
For assistance during your stay, contact us directly through the app or the phone number provided upon booking confirmation. We respond promptly from 8am to 11pm Melbourne time.
Please avoid contacting building staff to maintain access to amenities, as we operate independently from the building management
Important details to note:
1. Keys will be collected and returned at a nearby convenience store. We only provide one standard set of keys. If you need a second set, please let us know at least 24 hours before your arrival so we can arrange it. A second set (apartment key and key fob) can be provided depending on availability, and a fee will apply to cover the ad-hoc arrangement of our staff.
2. Please note that the extra air bed is only prepared for bookings with more than 6 guests (7-8 guests), as the extra linens and setup fee are already included in the guest extras.
For bookings of 6 guests or fewer who still require the sofa bed, kindly send us a message for more details and applicable fees.
Our apartment has 3 bedrooms, each with one bed that can accommodate up to 2 guests per room (maximum of 6 guests using the main beds). If your group has mixed genders or guests who prefer not to share a bed, please plan accordingly or request the sofa bed setup.
3. Guests may encounter some permanent wall marks and carpet stains from previous guests. While we strive to maintain our apartment in good condition, please be assured that we are aware of these issues. It would be helpful if guests could take or send photos for their reference.
Please note that this property operates as a short stay rental and may exhibit minor wear and tear due to regular usage.
4. Please note that there may be occasional building-wide issues during your stay, such as hot water disruptions, window cleaning, key fob system failures, and other building management operations that are beyond our control. We will inform you as soon as we receive notice from the building management and will notify you once the issues have been rectified. For any concerns, please communicate directly with us.
5. We require guests to accomplish their online guest portal for further confirmation of their identify (upload VALID ID and sign rental agreement). Guest portal link will be send atleast 1 day before check-in. For same day bookings, it will be sent automatically.
6. Trash Disposal Information:
Extra trash bags are provided for your convenience. You`ll find them placed inside the trash bin, underneath the current liner. If the bin is full, simply remove the used bag to access the extra bags. Or you can simply check underneath the sink cupboard. We appreciate your cooperation in keeping the space tidy!
7. For stays of 7 nights or more, a deep cleaning fee starting at $150 will be charged after check-out.
For stays of less than 7 nights, if the apartment is left excessively dirty, an extra cleaning fee starting at $50 may apply.
Note: These charges are separate from the standard cleaning fee shown in your booking confirmation. Actual amounts depend on the extent of cleaning required and may be higher than the starting rates.
8. We only provide a standard and limited number of amenities (tissues, trash bag, and the like) depending on the number of guests and nights. If needed more, we suggest our guests to buy extras on the nearest supermarket or convenience store.
9. Guests exceeding the number declared in the booking or reservation details are considered unregistered or unauthorized and are not permitted to enter or stay in the apartment.
Visitors are also not allowed, as events or parties are strictly prohibited. Only the registered guests listed in the reservation are allowed on the premises.
10. Events or parties are strictly prohibited. Guests who consume alcoholic drinks and fail to properly dispose of bottles or related waste will incur a fee to cover either the additional cleaning required to remove the mess or an event cleaning charge. Guests are expected to take full responsibility for any alcoholic beverages or bottles brought into the apartment.

2. Kindly take good care of the apartment to avoid any damages. A damage deposit will be required.
3. Familiarize yourself with our guidebooks and property details. Additional verification may be required for security purposes. Please respect our check-in and check-out policies.
4. Please note the following additional fees:
Pet cleaning fee: AU$175
Stains removal: $50, if cannot be removed: $100 (price varies upon the size and kind where stains left)
Early check-in (before 3:00 PM): AU$50
Late check-in (after 11:00 PM or if the store is closed): AU$80
Late check-out (after 10:00 AM until 12:00 PM only): AU$50 per hour
Call-out fee: AU$85 per hour
Lost keys: AU$400
Event charge cleaning: AU$300
Bond for events: AU$500
5. Smoking is strictly prohibited.
Note: Any drug paraphernalia left behind, guests will be charged of the full bond amount. (Damage Deposit/Bond: $250)
Any leftover belongings is under guests` responsibility, we will keep it for up to 3 days and dispose after. Guest should be responsible for the pick up and other costs.
