No under 25s
No single-sex parties / hen or stag groups
No pets
No smoking inside the property
Guests are required to test the spa pool daily using provided kits.
Cancellation terms apply — please request a copy prior to booking.
No refunds or transfer of bookings under any circumstances.
Guests are required to pay a £500 security deposit, this will be refunded after 7 days if no damage occurs.

Nothing better then seeing the sea from bed. Amazing uninterupted views of the sea and the location is great for exploring along the coast. Great outdoor seating spaces and logburner in the lounge for those colder nights. Will definitely aim to go back.

Wonderful stay at this property, excellent communication with owner and check with Tony was seamless. The views and location of this place is absolutely amazing....sunrise everyday and unobstructed sea views. Loads of space, comfortable beds. Warm and cozy. A wonderful welcome pack of food and drinks. Kitchen could benefit from more utensils, pots and pans but thats a mimor point. Would definately recommend and stay again.

The views from the property are just amazing and waking up each morning to it was a highlight for me. There were 6 adults and 4 children in our party and having the pool/spa was great. In hindsight, after meeting the owner on checkout, we should have contacted him about how to work the swim jets as there were no instructions and suggested that they could be in the information pack. Tony was responsive to questions about other things so wished we'd asked. The mattresses on 2 of the double beds need an upgrade as a bit uncomfortable, again we talked this through with Tony on checkout and he was very responsive. The hot tub outside is a tub you fill with hot water not the heated kind you would assume so we didn't use this during our stay. The aircon worked well at keeping the top floor attic room cooler. Only reason for a 4 on cleanliness was the dishwasher which didn't clean well so we ended up doing the washing up by hand. The rest of the house was very clean. Could do with some mats for the dining table. Dawlish itself is a short walk down the hill with boat trips and local shops. We went to Pennywell Farm which was great for the kids. We also visited the House of Marbles, Trago Mills both about 40 minutes away. Dawlish Warren Beach was a lovely day out as was a trip to Exmouth to the Ocean soft play, which you need to book online. We saw the steam train from the garden. Lovely welcome pack of a Devon cream tea. Overall a great place to stay.

Main property is generally clean and tidy. Major issues with all windows and doors though. Some can't even be opened, others can't be closed. Even when closed there are massive howling draughts from the seals or frames. Heating has to be on constant just to even it out. All of them need replacing. 2nd hot tub isn't a hottub, just a bath with a hot hose running to it. Kids 'pods' pretty unusable, 1 stinks of damp rot, the other is just musty. The 'gym' has 1 reasonable running machine, the rest is all rusty, worn out or just broken. The big pool/hottub is excellent, but showing its age with missing jet nozzles and broken phone audio connector. Basic chemical care advice given, lookup better advice for safer usage. Cutlery drawer in kitchen has broken rail. The host was contactable and responded on WhatsApp, but only nearby on changeover days so not much use if something is broken/breaks. Definitely a property being mis-sold with 7year old photos. Nice location, and worked ok for price we paid, but wouldn't come back or want to pay current listed price. #1 advice: bring a roll of gaffa tape to tape up the window draughts.
