About this house rental

You come in through a bright sunroom that runs the front of the house: shiplap ceiling, a bench to drop bags and wet towels on, a stocked towel rack, and a teal sectional that turns into the morning coffee seat.

Past it, the kitchen and dining room open into one connected space. White cabinets, electric range and oven, dishwasher, microwave, drip coffee and a Keurig, kettle, blender, toaster, wine glasses, and enough dishes and cookware to feed everyone at once without a mid-week dish crisis. The dining table seats up to 10 under a chandelier against teal shiplap, with a high chair and a booster on hand, so whoever is cooking stays in the conversation.

The living room is the evening room: an oversized leather sectional facing a hand-painted surf wave mural, a games cabinet within reach, board games and life-size games, and the pool door right there.

Four bedrooms, laid out for real groups. Two off the dining area share a Jack-and-Jill bath, one with two double beds, one with a queen. At the back, the primary has a king. A fourth bedroom with a queen opens off the primary and off the pool entrance, with the second full bathroom serving that wing. Every bedroom has its own smart TV, room-darkening shades and a ceiling fan. Two full bathrooms for ten guests works here because they sit on opposite ends of the house, so the morning traffic splits instead of stacking up. There is no bathtub, so we provide an infant bath insert.

The backyard is the reason people rebook. A private saltwater pool, fenced, with a safety fence and handrail, brick pavers, turquoise loungers, market umbrellas, a shaded lounge set, an outdoor table seating six, and a gas grill with propane. A tropical mural covers the pool house wall. There is a hammock strung between palms, a pool toy cart, giant Connect Four, and an outdoor shower for rinsing off the sand before anyone comes inside.

HEATED POOL, OCTOBER 1 ONWARD: for a flat $50 per night we will heat the pool for your entire stay. An unheated Florida pool in October or November is a photograph, not a swim. Just ask when you book, or at least 48 hours before you arrive.

The house is single level with no stairs anywhere. Central air, washer and dryer, fast wifi and a dedicated workspace. Two honest notes: there is no garbage disposal and no ice maker.

TRAVELING WITH LITTLE ONES

This home was built out for families with small children, not simply advertised to them. Two porta cribs so two babies can nap at once. A standalone high chair and a booster seat that live here year round. An infant bath insert, a changing pad, outlet covers, kids' dinnerware, and a shelf of children's books and toys.

Outside, the pool has a Katch-A-Kid safety net, and a self-latching gate and door alarms are available on request. Tell us your kids' ages before you arrive and we will have it all set up rather than stacked in a closet.

For the beach itself: chairs, a beach cart, a tent, boogie boards, sand toys and towels are already here. You can skip the gear store, skip the rental fee, and load the cart straight out the front door.

WHO THIS HOME IS BEST FOR

Families with young kids, for every reason above. Single level, fenced yard, gear already unpacked.

Multigenerational trips. Grandparents take the king primary at the back with its own bathroom wing, the kids take the Jack-and-Jill side, and everyone still eats at one table. No stairs to negotiate.

Two families traveling together. Four bedrooms and two bathrooms split cleanly down the middle, and the fourth bedroom off the pool entrance gives one family its own way in and out.

Shoulder-season travelers who want to actually use the pool in October, November or March, and anyone who would rather have a beach cottage with a yard than a condo on the tenth floor of a tower.

BEFORE YOU BOOK, THE WHOLE SEQUENCE

Panama City Beach asks a few things of us, so here is all of it up front rather than after you have committed. Once you book, you get one link to a secure guest portal. In it you sign a short rental agreement, verify your ID, and choose your damage cover. It takes about five minutes on a phone, there is no app and no account to create, and the same portal then becomes your guidebook with the door code, the wifi and our local list.

For damage cover we recommend the $45 damage waiver. It covers up to $1,500 of accidental damage, there is nothing to get back at the end, and it is what nearly every guest chooses. If you would rather, a refundable $1,000 hold is available instead.

PARKING

Free covered parking for two vehicles under the carport out front, which keeps the seats cool all week. You pull in off a quiet residential street: no garage loop, no gate arm, no parking passes and no resort fees. Larger groups can use the free street parking directly out front.

HOUSE RULES

The guest who books must be 23 or older and must be staying at the home. No parties, no events and no unregistered guests. No smoking, vaping or drug use on the property; cigarettes outside only. Interior noise decibel monitors, which are not cameras, are active, and two exterior Ring cameras cover the doors.

Pool rules: no unattended children, no glass in or around the pool, no diving and no horseplay.

One dog is welcome per stay with a $150 pet fee. Dogs should be crate trained or supervised, kept off the beds, and never left alone in the house uncrated. The neighborhood beach does not allow dogs; the closest dog-friendly sand is at Pier Park.

Check-in is after 4:00 PM and check-out is before 10:00 AM.

SALT & SWAY MAY NOT BE THE RIGHT FIT IF

You expect a modern, newly renovated home. This is a lovingly maintained 1950s beach cottage, with all the character and the old-house quirks that come with it.

Small bathrooms are a dealbreaker. Both are cozy and vintage, not spa-sized.

You are looking for a party or event venue. This is a family beach house.

You are traveling with toddlers who would be hard to supervise continuously around a private pool. The safety net, self-latching gate and door alarms help, but they do not replace an adult.
