It was in a great location and the rooms were modern and clean.
A broken blind fixture in one room. The double cot style beds in two of the rooms were okay, but not the comfiest.

The location is super central and in one of the safest areas of old Tbilisi, behind the Parliament. The Funicular and TV tower are visible from the room, making for a great view. All the amenities are top notch and the space inside the room has been utilized judiciously.
It's a bit of a climb from Rustalvi avenue to the building and may not be suitable for elderly or those with knee problems. You can, of course, use a taxi to get around. Just that it's not a flat walk.
