About this villa rental
A stylish villa with historical significance and a perfect location. Spacious and filled with light, with a high level of privacy due to the absence of nearby neighbors.

Villa EMG, about 200 m² in size, with 8 rooms, provides unique comfort for groups of up to 16 people. The garden, shielded from prying eyes, creates a feeling of security.
6 bedrooms, a fully equipped, bright kitchen with an island in the winter garden, a dining room with a large dinner table for 14 persons and fireplace.
A spacious living area (around 70 m²) with an additional fireplace offer comfortable accommodation for up to 16 people.
There are workspaces for both work and relaxation. Bed linen and towels are provided for free, and Wi-Fi is free throughout the house.
The sun terrace with a large dining table and barbecue invites you to enjoy the garden by the pond and stream. There is a covered area for fresh air even in bad weather.

The accommodation comprises 8 rooms: 6 bedrooms, a living room, a dining room, 2 bathrooms, and a guest WC.
Ground floor:
• Very large living area (about 70 m²) with a fireplace, garden view, rocking chairs, two sofas, and a single bed.
• Bedroom with a workspace, sofas for 2-4 people.
• Dining room for 14 people with a fireplace.
• Bulthaup kitchen with island and table for 8 people.
• Guest WC.
• Bathroom with shower and toilet.
Upper floor:
• 2 double bedrooms with garden views.
• Bedroom with a double bed and desk or vanity table.
• Bedroom with 3 single beds and a desk.

• Bathroom with bath, shower, two sinks, and bidet.
RENTAL TERMS & CONDITIONS
In the high season, from April till the end of November, we set a minimum stay of 3 nights.
Our villa is a perfect place for photo & video shootings, and other creative projects. Shootings in our villa are allowed per request (!!!)
For holiday rentals, there is a 30% surcharge on the whole booking.
We reserve the right to set exceptional conditions regarding prices, minimum duration and occupancy for the top dates such as Christmas, New Year`s Eve, biggest fairs etc. These can differ from the standard conditions and will be communicated on request. We hope for your understanding.
The property is monitored by video from the outside (only the house entrances). Your privacy will, of course, not be violated by this. Please inform your group accordingly.
The number of guests stated at the time of booking - is the information confirmed by you and used by us for the calculation. If the number of guests arriving exceeds the original number, we ask that you pay an additional fee for each guest for the entire stay.

We living only 5 minutes away from the villa and care about our guests 24-hours a day.
Emsdetten train station, from where MÜNSTER can be reached in 20 minutes, is just a 10-minute walk. Münster / Osnabrück Airport and the motorway are about 20 minutes away.
City center with shops, restaurants, and bars — 5 minutes on foot. Bakery and grocery stores — 3 minutes.
It’s just a 10-minute bike or car ride to the forest pool or skate park. Bicycles are available for rent upon request with a 2-day advance booking.
There are many interesting destinations around Emsdetten, which you can reach by car.
Near the city is the Emsdettener Venn, a picturesque nature reserve perfect for walks and wildlife observation.
Just 20 minutes away is Münster, rich in history, with museums and the famous Paulus Cathedral.
15 minutes away is Riesenbeck, with its riding school, castle, and cycling routes.
You can also visit Enschede (about 30 minutes) for the famous Saturday market, or the Steinfurt Castle and Tecklenburg for a medieval flair.

Wir bitten Sie, unser Haus sorgfältig zu behandeln. Wenn Sie Mängel feststellen, informieren Sie uns bitte sofort nach Ihrer Ankunft. Andernfalls müssen wir Ihnen die Kosten für die Reparatur oder den Ersatz in Rechnung stellen.
Die von Ihnen gezahlte Endreinigungsgebühr deckt nur die übliche Hausreinigung ab: Bodenreinigung (ohne hartnäckigen Schmutz, der zusätzlichen Reinigungsaufwand erfordert), Handtuch- und Bettwäschewechsel, Staubwischen, Toiletten- und Badreinigung. Sie können uns Ihre Wünsche vor Ihrer Ankunft oder während Ihres Aufenthalts mitteilen. Soweit möglich, versuchen wir immer, diese zu erfüllen.

1. Rauchen im gesamten Haus ist verboten;
2. Wenn Sie außerhalb des Hauses rauchen, bitten wir Sie, die Zigarettenstummel in den Mülleimer zu werfen;
3. Im Sinne unserer Umwelt bitten wir Sie, den Müll zu trennen;
4. Wenn die Anzahl der Gäste nicht mit der Reservierung übereinstimmt oder Sie mehr Gäste einladen möchten, bitten wir Sie, uns dies spätestens bei der Ankunft mitzuteilen;
5. Haustiere sind in unserer Villa nur auf Anfrage und nach unserer vorherigen schriftlichen Zustimmung erlaubt;
6. Wir legen großen Wert auf die Sauberkeit des Ofens und des Grills. Wir bitten Sie, diese nach Gebrauch vollständig sauber zu hinterlassen;
7. Es ist verboten, Abfallmaterialien (Konfetti, Reis, Flaschendeckel usw.) in den Räumlichkeiten sowie im gesamten Haus zu verwenden;
8. Bitte stellen Sie das benutzte Geschirr in die Spülmaschine;
9. Bitte schließen Sie alle Fenster in der Villa, wenn Sie das Haus verlassen;
10. Bitte schalten Sie das Licht in der Villa aus, wenn Sie das Haus verlassen;
11. Sie können sich in unseren Räumen frei bewegen und während Ihres Aufenthalts die Möbel nach Belieben umstellen. Wir bitten Sie jedoch, diese vor Ihrer Abreise wieder in den ursprünglichen Zustand zu versetzen;
12. Aufgrund der Verletzungsgefahr bitten wir Sie, kein Glas in den Poolbereich mitzunehmen. Wir bitten Sie auch, auf die Körperhygiene zu achten. Es ist verboten, das Wasser zu verschmutzen;
13. Kommerzielle Fotografie und Filmaufnahmen in unserer Villa sind nur auf Anfrage und nach unserer vorherigen schriftlichen Zustimmung erlaubt;
14. Reinigung während des Aufenthalts ist auf schriftliche Anfrage gegen Aufpreis möglich.
