Guest Policies & Terms
Minimum Age & Reservation
* Guests must be 27 or older to book. The primary guest must stay at the cabin.
* Maximum occupancy: 13 guests.
Check-In / Check-Out
* Check-in: 4:00 PM | Check-out: 11:00 AM
* Late check-out / early check-in without approval: 50% of the nightly rate
* Housekeeping cannot be disturbed between 11:00 AM – 3:00 PM
Safety & Security
* Exterior cameras monitor the front & back of the house.
* House is non-smoking indoors; outdoor smoking is allowed. Indoor smoking fee: $500
Conduct & Noise
* This is not a party house. No excessive noise, fireworks, firearms, ATVs, or disruptive behavior.
* Violations may result in eviction without refund.
Property Care
* Guests are responsible for any damage or missing items.
* Furniture should remain in its original location.
* Trash must be bagged and placed in the trash cans by the mailbox at the top of the driveway. Loose trash: $125 fee.
* Report any damage or supply issues immediately.
Pet Policy & Waiver: We are a pet-friendly home, but to keep our space clean for all guests, we require the following:
* Prior Approval: All pets must be disclosed and approved at the time of booking. A $25 per-day, per-dog non-refundable pet fee applies.
* Behavior: Pets must be house-trained. No pets are allowed on the furniture or beds.
* Supervision: Pets may not be left unattended in the home unless crated.
* Liability: By booking, the guest assumes full financial responsibility for any damage, deep cleaning, or pest control (fleas) caused by the pet. Any "accidents" must be cleaned and reported immediately.
Maintenance & Appliances
* Report issues immediately. We cannot guarantee the continuous operation of appliances, HVAC, or electronics.
* Guest negligence may result in repair costs billed to the guest.
Cancellations & Refunds
* Full refund: Cancel within 48 hours of booking (check-in ≥14 days away).
* 50% refund: Cancel at least 7 days before check-in.
* No refunds: Cancel within 7 days of check-in, early departures, weather, power outages, or other uncontrollable events.
Wildlife & Safety
* Expect local wildlife (frogs, snakes, insects).
* Guests are responsible for their personal safety and property.
General Rules
* No firearms, fireworks, ATVs, or unsafe activities.
* Septic system: Flush toilet paper only; use waste bins for all other items.
* Rollaway beds, air mattresses, and sleeping bags are prohibited.
