Violations may result in fines, immediate termination of your stay without a refund, and/or reporting to the relevant platform and local authorities. 🏠 General Rules
- No smoking, vaping, or illegal substances anywhere on the property, indoors or outdoors. Violations incur a $300 fine plus additional cleaning fees.
- No pets of any kind are permitted on the property. Violations incur a $300 fine plus additional cleaning fees and immediate cancellation.
- No weapons or firearms are permitted on the premises.
- Only flush toilet paper. Do not flush paper towels, wipes, feminine hygiene products, or any other materials.
- Damaged, broken, or missing items will be charged to the guest at replacement cost.
- Please place used towels on bathroom tile floors only — do not leave them on bamboo flooring.
🔇 Noise & Quiet Hours
- Quiet hours are strictly enforced from 10:00 PM to 7:00 AM daily.
- Outdoor noise, music, and gatherings must cease by 10:00 PM without exception.
- An exterior noise monitor is active on the property and logs decibel levels continuously. Excessive noise violations are documented and may result in immediate cancellation without refund.
- Please be respectful of our neighbors and the surrounding residential community at all times — not just during quiet hours.
🚫 No Parties or Events
- This property is strictly a no-party, no-event venue. No gatherings, celebrations, or organized events of any kind are permitted — including birthday parties, reunions, bachelor/bachelorette parties, or any event involving non-registered guests.
- Only guests listed on the reservation are permitted on the property at any time, indoors or outdoors.
- Violation of this rule will result in immediate termination of the reservation without refund, a minimum $500 fine, and reporting to the booking platform.
👥 Occupancy
- Maximum occupancy is 10 registered guests. This limit is strictly enforced and is not negotiable.
- Guests must accurately represent the number of occupants at the time of booking. Misrepresentation of guest count is grounds for immediate cancellation without refund.
- Unauthorized guests — whether staying overnight or visiting — are not permitted without prior written approval from the host. Unauthorized guests will result in a $150-per-person fee and potential cancellation.
- Day visitors are not permitted without prior host approval.
🐾 No Pets
- This is a strictly pet-free property. No pets of any kind are permitted indoors or outdoors, without exception.
- Guests found to have brought a pet will be charged a $300 fine plus any additional cleaning fees, and the reservation will be immediately terminated without refund.
📹 Surveillance & Security Cameras
- This property has two exterior security cameras: one monitoring the driveway and one monitoring the backyard.
- Cameras are positioned outdoors only.
- Footage is actively monitored and may be used to verify occupancy limits, noise complaints, and unauthorized guest violations.
By completing your booking, you acknowledge and consent to exterior video surveillance during your stay.
🚗 Parking
- Parking is limited to the driveway only. Maximum 3-4 vehicles.
- Street parking must comply with all City of Austin parking regulations. Guests are responsible for any citations received.
- Do not block neighboring driveways or obstruct traffic at any time.
🔥 Outdoor & Fire Pit Use
- The fire pit is permitted for use responsibly and must be fully extinguished before going indoors or to sleep.
- No open flames, candles, or fireworks anywhere on the property outside of the designated fire pit.
- The Weber charcoal grill must be used outdoors only and never left unattended while lit.
- The backyard shed is not accessible to guests under any circumstances.
🧒 Children & Safety
- This home is not fully childproofed. Parents and guardians are solely responsible for the safety and supervision of children at all times.
- The homeowner assumes no liability for injuries that occur on the property.
In case of emergency, dial 911.
- We treat the property regularly for pests. Given the natural outdoor environment, occasional encounters with local wildlife may occur.
🕚 Check-In & Check-Out
- Check-out is at 11:00 AM. Late check-outs must be requested and approved in writing by 5:00 PM the evening prior and may incur additional fees.
- Please leave the home in the condition you found it.
