The space
Welcome to Kemptown — Brighton’s colourful seaside village
If you want to feel properly in Brighton (not just near it), this is the spot. You’re right in the heart of Kemptown Village — cafés, pubs and indie food spots on your doorstep — with Beryl bikes at the end of the street for easy exploring. It’s 5 mins to the beach, 10 mins to the Pier, and about 15 mins into the centre of town… then you get to come back to a quiet, tucked-away hideaway.
The flat
Set on a peaceful street with your own private entrance at the rear. The real treat is the secluded private courtyard — perfect for morning coffee, fresh-air breaks between adventures, or a glass of wine when you’re back from the beach.
Living room
French doors open straight onto the courtyard, so it feels bright and breezy. Think big comfy sofa, cosy armchair, Smart TV, and a dining table for four for slow breakfasts or laid-back dinner plans.
Kitchen
A separate, well-equipped kitchen that’s genuinely easy to use: induction hob, multi-function oven, and all the essentials for cooking at home. There’s also a breakfast bar/workstation by the window — great for a quick bite or a few laptop hours.
Bedroom
Bright, calm, and made for a great sleep. The south-facing room gets lovely morning light (or keep the blinds closed for a proper lie-in). King-size bed, quality linen, plenty of pillows, clothes storage, and a full-length mirror.
Bathroom
Your reset zone: choose between a rainfall shower or a long soak in the full-sized bath. Fresh towels and complimentary toiletries are provided.
Guest access
Guests have exclusive use of the entire flat. Self check-in is available, and we’ll send clear, step-by-step arrival instructions the day before you arrive.
Parking in central Brighton can be limited, so it’s best to plan ahead if you’re driving. Options include:
On-street parking nearby (paid and subject to availability)
Buzz Bingo car park a short walk away (pay-as-you-go)
Free parking around 25 mins away on Whitehawk Road

Other things to note
As a basement flat, it’s a little darker than some—but that’s part of the cosy, snug feel (especially in summer). Please note access is via an external staircase down to the private courtyard and entrance, so it may not be suitable for guests with mobility challenges.
You’ll have your own private entrance and outdoor space, but the flat is part of a house with other residents who value the peaceful vibe—so it’s not suitable for parties or late-night noise.
Pets are welcome (max 2 due to space). If you’re bringing a pet, please make sure they’re comfortable being left alone in a new place, and let us know straight away if any accidental damage occurs.
