About this apartment rental

Regency apartment in the heart of Brighton, moments from the sea

Kemptown Apartment is in the heart of Brighton, overlooking the historic garden square of New Steine with the sea just beyond. The beach is only a couple of minutes’ walk away, while independent shops, cafés, restaurants, bars and pubs are all on the doorstep.

The Royal Pavilion, Brighton Pier, The Lanes and North Laine are all within easy walking distance, so once you arrive there’s really no need for a car.

The apartment

The apartment is on the second floor of a Grade II listed Regency building dating from around 1825, originally built as a hotel.

The light-filled living room has two sofas, one of which converts into a double sofa bed, and a dining table for four in the curved bay window overlooking New Steine. It’s a lovely place for breakfast, people-watching or simply looking out towards the sea.

A compact, well-equipped kitchen leads off the living room and has everything you need for preparing meals during your stay.

The generous bedroom has a comfortable 5ft king-size bed with crisp white linen and looks out over Brighton’s rooftops, catching the afternoon sun.

There is a bathroom with a large shower, basin and WC. Central heating, continuous hot water, bed linen, fluffy white towels and free Wi-Fi are all included.

Brighton on your doorstep

New Steine was developed during Brighton’s Regency heyday, when the Prince Regent – later George IV – made the town fashionable as a seaside escape. Our building was itself a hotel, and much of the beautiful Regency architecture surrounding the square survives today.

Brighton is a wonderfully individual city, known for its independent shops, restaurants, arts and music, LGBTQ+ culture and relaxed seaside atmosphere. Wander through The Lanes, explore the seafront, stop for a drink in a local pub or simply come back to the apartment and watch the world go by from the bay window.

The South Downs and Sussex coast are also within easy reach, while frequent direct trains make London an easy day trip. Brighton station is around a 15–20 minute walk or a short taxi ride, and Gatwick Airport is easily accessible by train.

Good to know

The apartment is on the second floor. There are six steps to the main entrance followed by two further flights of stairs, and there is no lift.

As you’d expect from such a central location, there can occasionally be some street noise, particularly as people make their way home in the evening.

Check-in is from 3pm and check-out is by 10.30am. Keys are collected from a secure lockbox, allowing you to arrive independently.

If you’re driving, there is a loading bay opposite for dropping off luggage. Parking in central Brighton is limited and can be expensive. Metered parking is available locally and we may also be able to arrange Zone C visitor permits with sufficient notice – please ask before your stay.

Above all, it’s a comfortable, characterful base from which to enjoy Brighton at your own pace, with the sea at the end of the square and almost everything the city has to offer within walking distance.

My second stay in this lovely flat. Perfect location with added bonus of sea view. Lots of great places to eat nearby. Very well equipped with everything you need for self catering. I plan to stay again next year.

Lovely, clean property in a great location for exploring Brighton. There is some street noise at night, but this can’t be helped due to the liveliness of Brighton! The bedroom and lounge are a great size and the kitchen and bathroom are well equipped with everything you’ll need (the shower is wonderful and very powerful!) Making the apartment number clearer on the check in details/email would be useful

Fantastic location with amazing food & shops just a few steps away. The whole apartment was very clean with plenty of towels & extra pillows and a very well equipped kitchen. Excellent communication with Jess the host, a great stay in a lovely old place. The TV didn't get any channels though, and the wifi needed 'turn it off & back on again' frequently. When it was on it was good & fast but we weren't there to watch the TV so not a big issue for us.The sign on the downstairs door about the immediate area was quite concerning but we had no problems at all. Parking tight in the road but we managed to get parked for the whole weekend so all good for us. We very much enjoyed our stay, it's a great base for seeing Brighton.
