**PLEASE READ ALL RULES AND EXPECTATIONS BEFORE BOOKING**
We are honored to share our home with guests who appreciate beautiful spaces and treat them with care and respect. Our goal is to provide a peaceful, exceptional experience for every guest.
Occupancy
• Maximum occupancy is 11 guests, including children.
• Only registered guests are permitted on the property unless prior approval is given.
Gatherings and Events
• The home is designed for quiet enjoyment, family vacations, and small gatherings.
• Parties, events, or large gatherings are not permitted without prior written approval.
Quiet Hours
• Quiet hours are observed from 10:00 PM to 8:00 AM in consideration of our neighbors and the peaceful nature of the neighborhood. The pool is closed at 9 PM, and the rest of the yard at 10 PM
• The City of San Diego's Short-Term Rental Ordinance is strictly enforced. Parties and/or noise disturbances will result in a minimum $1,000 fine and eviction with no refunds
Respect for the Home
• Please treat the home and furnishings with the same care you would your own.
• Furniture is not to be rearranged
Outdoor Areas
• Please be mindful when using the pool, spa, and outdoor areas, and ensure children are supervised at all times.
• No glass is permitted in the pool or spa areas.
No Smoking
• Smoking is not permitted anywhere on the property, indoors or outdoors.
Pets
• Pets are not permitted on the Premises. Unauthorized pets will result in a $500 penalty and may lead to the immediate termination of this Agreement.
Check-In and Check-Out
• Check-in: 4 PM
• Check-out: 10 AM
This allows our team to prepare the home to the highest standard for each guest.
* Late checkout will result in a $100 fee charged to the guest. The fee is only charged if there is no prior approved late checkout.
Beach Gear
*We do our absolute best to ensure you have a great time by providing beach gear - such as towels, chairs, boogie boards, and an ice chest. If any of these items go missing, we, unfortunately, have to charge the guest.
Pool Safety
*Our pool does not have a child's safety fence directly surrounding the perimeter of the pool. Please be aware of this safety concern when booking the property.
*The home is an indoor/outdoor space, with many doors opening directly onto the pool area. All individuals on the property assume full liability for any injuries, damages, or losses that may occur.
Pool Heating
*Optional pool heating is available for $100/day. Please inquire about heating the pool before your stay, as it can take up to 3 days for the pool to reach a heated temperature in winter. There is a 3-day minimum for pool heat. This extra payment will be charged as an extra service through Airbnb.
Security Cameras
* There are three video cameras on the property. They record 24 hrs a day for security purposes. One camera is located at the front porch entrance & records the front porch & entrance; The second camera is in the backyard and films the pool and deck areas. The third camera records the entrance & walkway to the 2-story family room.
ID Verification & Liability Form
* Required before booking confirmation. This will require a credit card authorization & chargeback waiver for damages or missing items.
Parking
The driveway can fit two cars, and there is plenty of street parking. The garage is closed for guest use.
When you make a reservation with us, you are agreeing to all of the above House Rules.
** Please note: The property includes a small, fully separate second unit within the garage structure on the north side, with private access via a side gate. It may occasionally be occupied, though there are no shared spaces whatsoever—guests have exclusive use of the home, pool, spa, and all outdoor amenities.
