Christine and Florent welcome you to an elegant, authentic, traditional farmhouse dating from the late 18th century, steeped in history and meticulously restored with respect for the original structure and craftsmanship. Nestled peacefully on the edge of a charming, leafy square, it lies in the heart of a picturesque, typical village with old-world charm (which in the 19th century was home to one of the eleven stations of the pioneering Chappe telegraph). Perched on a gentle hill in the rolling countryside, this tranquil village enjoys a bucolic and unspoiled natural setting (within a vast protected area designated as a ZNIEFF for its rich flora and fauna), between hedged meadows, rivers, vineyard slopes, and beautiful wild forests. Just a stone's throw from the large lakes and ponds of Le Creusot, it offers sublime, picture-postcard landscapes and exceptional panoramas (even Mont Blanc in the background on a clear day!). A spacious and very comfortable gîte. Spacious living area. Warm, "neo-rustic" charm, blending tradition and modernity, enhanced by a rare and meticulous heritage restoration (magnificent fireplace mantel, stone sink, stone walls and lintels, molded wooden built-in cupboard, French-style beams and ceilings, superb timber frame upstairs, numerous original architectural features, etc.). Full of charm and character. Pleasant, private garden nestled at the rear of the house. Composition: Detached house adjoining the owners' house (complete independence). Wi-Fi (fiber optic). Oil-fired central heating. The cottage is on two levels. Raised ground floor (5 steps): living room/kitchen, lounge, 1 bedroom (double bed 140x190cm) with ensuite shower room, separate WC. First floor: 2 bedrooms (one double bed 140x190cm / one single bed 90x200cm), bathroom (bathtub), separate WC. Small balcony + small garden (30m²) + private bicycle storage. Easy free public parking on site. Shops & supermarkets 12 km. Elegant authentic traditional farmhouse of character dating from the late 18th century, full of history & carefully restored according to the rules of the art, nestled in the quiet heart of a charming typical village with old-world charm, 12 km (equidistant) from the charming medieval, wine-growing & commercial town of Buxy and Montchanin (numerous amenities on site including supermarkets). In the heart of the gentle rolling countryside, on the edge of the southern Chalonnais wine region (first vineyards about ten kilometers away), as well as the Creusot basin (and its large lakes and ponds), a soothing rural and preserved natural setting (protected in ZNIEFF), combining bucolic hedgerows, rivers, vineyards and vast wild forests, bordering the verdant Guye valley (partly protected in Natura 2000 Zone for its rich ecosystems) and the sublime Vaux valley ("the little Switzerland of Chalonnaise"), at the crossroads of the Côtes Chalonnaises and Mâconnais vineyards, traversed by the "Burgundy Wine Route" and the "Great Wines Route" (which is extended by the illustrious "Great Crus Route" crossing the mythical wine villages of Puligny-Montrachet, Pommard, Meursault…). A privileged location on the routes of "natural" footpaths, a marked "green walk" (a very rich network of similar hiking trails to be explored on foot or by mountain bike in the area) & the Romanesque churches circuit, 3 km from the GR7 (connected to the GR76), 9 km from the Canal du Centre Greenway (a river route to be explored during relaxing boat trips) adjacent to the EuroVelo6 cycle route as well as the "Tour de Bourgogne à vélo", 12 km from the Greenway of the "Grande Boucle de Bourgogne du Sud" (connected to the "Cycloroute71" / Tour de Saône et Loire à vélo). A prime central location in the very heart of southern Burgundy, at the crossroads of Chalonnais, Charolais-Brionnais (labeled "Pays d'Art et d'Histoire"), Tournugeois-Clunisois (labeled "Pays d'Art et d'Histoire"), Autunois-Morvan & Mâconnais. Ideally located for exploring the region: 11 km from Le Creusot TGV station, 17 km from Saint-Gengoux-le-National (a designated "Town of Character of Burgundy-Franche-Comté"), 17 km from the medieval village of Mont-Saint-Vincent (one of the most beautiful sites in Burgundy, boasting a truly unique 360° panoramic viewpoint), 19 km from the medieval and wine-growing town of Givry, 19 km from Le Creusot (home to the renowned Combes amusement park), 28 km from Chalon-sur-Saône (a designated "City of Art and History"), 32 km from Chagny (famous for its Sunday morning gourmet market), 39 km from the illustrious abbey town of Cluny, 40 km from Tournus, 46 km from Charolles, and 46 km from Autun (a designated "City of Art and History"). A place steeped in history and boasting an exceptional heritage spanning over 2000 years of human presence, and just 46 km from Beaune (the illustrious fortified city, "capital of Burgundy wines"). A relaxing and rejuvenating haven imbued with the charm and character of ancient stone buildings, close to all amenities, for a verdant escape filled with pleasures and discoveries!
