🔑 Guest Access

Guests will have exclusive access to the entire property throughout their stay, including all bedrooms, bathrooms, living areas, the fully equipped kitchen, and the utility room.

The property offers convenient self check-in. Detailed arrival and access instructions will be sent on the day of arrival once all pre-arrival requirements have been completed.

Please note that any locked cupboards, cabinets, or storage areas are reserved for housekeeping and owner use and are not accessible to guests.

🛡️ Security Deposit, Terms & Verification

• A £150 refundable security deposit is required prior to arrival and is collected separately. It will be refunded after checkout, provided there is no damage, excessive cleaning required or breach of the house rules.

• By confirming your booking, the lead guest agrees to the applicable booking terms and house rules.

• For security and insurance purposes, the lead guest may be required to provide a valid government-issued photo ID and contact details prior to arrival.

🏡 Respect for the Property

• This is a residential property, so we kindly ask guests to respect the neighbours and keep noise to a reasonable level.

• Please treat the property, furniture and contents with care during your stay.

🚭 No Smoking

• Smoking or vaping is not permitted inside the property.

• If smoking outside, please dispose of cigarette ends responsibly and keep doors and windows closed to prevent smoke entering the property.

🎉 No Parties or Events

• Parties, events and disruptive gatherings are not permitted.

• Only registered guests included in the booking are permitted to stay overnight.

🤫 Noise & Neighbours

• Please keep noise to a reasonable level, particularly during the evening and overnight.

• Guests are responsible for the behaviour of everyone included in their booking.

🧹 During Your Stay

• Please leave the property in a reasonable condition.

• Excessive cleaning, damage, missing items or breaches of the house rules may result in deductions from the security deposit where applicable.

• Early check-in or late check-out may be available upon request, subject to availability, and may incur an additional fee.
