We will contact you the day before arrival with your custom keypad code and welcome information through the booking platform’s message system and, if provided, to your email address. On the keypad, tap the house icon and then enter your code.
This property has an exterior security camera at the front walkway area, and one that overlooks the main driveway area.
The AuSable Acres neighborhood: In an effort to be a good neighbor, and adhere to the Town's noise ordinance, events and parties are not permitted. Quiet hours include 10:00 pm - 8:00 am. Please drive slowly and respectfully in the neighborhood.
Underage drinking is not allowed. Smoking and vaping within the home are not permitted.
Adequate parking is in the driveway; do not park on the street or in the yard. We ask that vehicles are limited to 3 and that number would include an unoccupied camper / RV. The HOA allows one *unoccupied* camper / RV to be parked and guests will sleep in the cabin, not exceeding our guest limit. Please contact us to discuss if you would like to have guests visit.
For your stay, we provide 1 roll of paper towels, 2 rolls of toilet paper, 3 laundry pods, shampoo, conditioner, shower gel, dish soap and hand soap. Please let us know if you need additional supplies. A washcloth, bathing towel and a towel for the hot tub are provided for each guest. A propane stove is in the A-Frame. You may want to bring charcoal for the grill. Wood for the outside chiminea is available at roadside stands and local stores like Stewart’s Shops in nearby Au Sable Forks.
AuSable Acres Homeowners’ Association offers trails, Lake Eaton (not recommended for swimming), pickleball / tennis courts, and Ausable River fishing at the end of Signor Rd. Current NYS fishing licenses are required. If you plan to enjoy the amenities, please let us know and we will send you an image of the HOA pass; the pickleball / tennis court code is on the card.
We ask that Wednesday evening guests please place trash & recycling (flatten boxes) into the bins for Thursday morning collection; the collection company provides a walk-up service for them. Please flatten your cardboard.

Occasionally, dependent upon our cleaning schedule and other bookings, we might be able to accommodate an early check-in or late check-out (up to 2:00 pm for late). 12:00 pm -1:59 pm for early check-in and 12:01 pm - 2:00 pm for late check-out would be $50 each.
