Perfectly positioned along the bayfront, this 3BR/2BA second-floor residence offers elevated views of Newport Harbor while remaining just moments from the ocean. Set within a quiet and highly desirable neighborhood, this thoughtfully designed coastal retreat captures the essence of bayside living—where you can watch boats drift by, and paddleboarders glide across the water from the comfort of your own living space or private deck.

LIVING & DINING AREAS: The spacious living and dining areas are framed by expansive bay-view windows that bring the harbor front and center. Relax on a comfortable sofa paired with two accent chairs beside the fireplace, while enjoying the flat-screen TV. The adjacent dining area offers seating for six and provides front-row views of passing boats and paddleboarders, creating a truly immersive waterfront experience.

- Guest Bedroom 1: Queen-size bed

On the ground floor, a shared bayfront patio offers a dining table for four, a market umbrella, and picturesque harbor views. Designated areas are thoughtfully separated by potted plants for added privacy.

KITCHEN & AMENITIES:
The fully equipped kitchen is stocked with dishes, utensils, cookware, and bakeware, along with a full range of major and small appliances. A bartop with seating for two provides the perfect spot for casual dining, morning coffee, or evening cocktails. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire second-floor residence. The ground floor residence is not included in this listing but may be available to rent simultaneously for larger groups.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. A starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll is also included. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A washer and dryer are located in the garage, with complimentary laundry supplies provided.

Parking: The left side of the garage accommodates one standard vehicle, with one additional parking space located directly behind the garage. Additional street parking may be available nearby; please be sure to review all posted street-sweeping signage.

Pets: Only dogs are considered. Number of pets, size, and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

Recreation Gear Rentals: Additional beach gear and recreational equipment are available for rent at very reasonable rates, including ice chests, wagons, Pack ’n Plays, portable high chairs, twin rollaway beds, and more. Please contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or entrances, as well as noise-monitoring equipment such as decibel readers, to help protect guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals for reservations less than 30 nights, as mandated by the City of Newport Beach.

Host was welcoming and loved the location - only drawback is they need to replace the door knobs so they function properly on the front door and back bedrooms.

The stay was fine, but the house needs windows. There are no windows to open. You got the fan, but you really need windows in the living room to get the airflow. It’s just stale and noisy with the fans and the TV should be upgraded. The sound is starting to crackle on the speakers, but the Availability of the TV just isn’t that good for the money we spend which I’ve stayed there three times already it should be upgraded a little more convenient.

This is a lovely property. Owner was quick and responsive when I contacted him. But one Big issue.. no ac.Very uncomfortable for social gathering/ having dinner. I stayed 4 nights.3 of them.. we had to eat outside because of the heat. Stiffing even with all the fans they supplied and all the windows and doors open. Cools off at night, but between 12 noon-6pm was miserable in the main living area.This could easily be solved if Owner invested in two ac units to put up on walls in the living room.It cools off by around 8pm so sleeping was fine.For the price I paid.. ac should be included . Book winter months and you will not have a problem.I was there last week of Sept. was 75-80 degrees and not fun during the day to be in the house.
