• Surprise Saturday Trash Person : A local old-timer might roll up around 8 AM on Saturday to haul your trash. He might come, he might not — consider it part of the mountain charm.
• Tidy Trails: When nature’s been working overtime, our landscaper may pass through to restore a little balance to the land and its edges, Mother Nature decides the timing, and we will try to give you a heads up.
• Security cameras that record 24/7 are located on the exterior of the cabin in such a way as to monitor every window, door, and entrance to the property.

Booking Requirements
• You must be 25+ & stay the entire time (no booking for your wild nephew)
• Only registered guests allowed
• Max occupancy: 4 humans
• US RESIDENCY: VRBO insurance is only valid for US residents. So, all guests must be US residents
• No locals
• We welcome first-time guests as well as guests with strong positive review history and consistent 5-star stays.

Booking Process – Your River-Side Adventure Checklist
1) Submit your request w/ total humans attending
2) Host Screening – We’ll send you a message to:
• Confirm you will upload a government-issued ID for each guest w/ current address or ID & provide a utility bill w/ current address
• Confirm the total number of humans attending
• Confirm you’ve read & agree to our rules, & give us the secret word at the end of the rules to prove you actually read this.
3) Guest Reply – You’ve got 4 hours to respond w/ the above info
4) Host Acceptance – Once we have your info, we’ll accept or decline your request
5) Payment must be received w/in 24 hours of booking. No pay = no stay, no directions, no door code

Insurance
• Guests must purchase VRBO insurance
• Trip insurance is highly recommended

Guest Identification
• All guests must provide government-issued ID w/in 24 hours of booking & before check-in
• No ID = no address = no door code

Parking
• Max 2 vehicles

Check-In/Out
• Check-in: 4 PM – 11 PM EST
• Check-out: Before 11 AM EST
• Extra time? Ask 24 hrs ahead
• Unauthorized early/late check-ins/outs = $50 per 30 minutes

Communication
• Report any issues w/in 4 hours. Miss it, & no refunds or discounts!
• Reply to messages w/in 12 hours
• Only message via VRBO

Trash
• Our local legend “Old Timer” hauls trash on Saturday & a random weekday
• Trash belongs in the can by the kitchen porch

Neighborly
• Don’t enter neighbors’ pastures

Cabin Coverage
We take pre- & post-stay photos of the cabin

Rule Violations
• $500 minimum per violation
• Charge – A charge can be a fee, fine, or liquidated damages
• No refunds + possible canceled stay & removal
• Deposits held until all charges paid
• No review rights
• You pay for any damage or chaos you unleash

General
• No extra guests
• No false claims — inspections proving otherwise will swim back to your wallet
• No illegal substances or shady business
• No commercial events, subletting, or influencer photo shoots
• No mail delivery
• No slime, Play-Doh, glitter, glue, paint, crayons, markers, chalk, glitter, confetti, rose petals, dye, hair dye, nail polish, waxing, fake tans, chemicals such as nail polish remover, or “crafty chaos.”

Fire Safety
• No smoking or vaping anywhere
• No burning candles, incense, or sage
• No fireworks, sparklers, or open flames
• Do not leave fires unattended
• Grill: Turn off propane
• Firepit: No fires w/in 12 hrs of checkout. Douse firepit w/ water
• Firewood:
– No chopping trees
– Wood by the firepit, twigs/sticks on the ground = fair game
• Fireplace:
– The wood burning fireplace is off-limits
• Turn off small appliances before heading out

Heating & Cooling
• Electric fireplace = Oct–Feb
• Cool ≥ 72°F
• Heat≤ 70°F
• No open windows w/ AC/heater/fireplace on
• Units must be all heat or all cool
• Misuse = alert sent + host override

Furniture & Artwork
•No moving/removing/redecorating
•Sleeping is to be done in bed. Not the couch or other furniture.

Pets
• Only dogs
• Up-to-date on preventative medication
• Must be friendly
• Controlled outside, crated if left alone
• Pick up poop
• Not on furniture

Wildlife & Nature
• Expect animals, bugs, snow, leaves, dirt, & mud. No refunds for nature

Security / Safety
• Security cameras monitor & record audio & video at all entry points 24/7
• Lock doors/windows
• No tampering w/ detectors, lights, Wi-Fi, electric, water, security, or cameras — that’s a one-way ticket home
• No changing or “upgrading” locks

Access
Hosts (or a friendly helper) may enter for:
• Issues you report
• Alerts from safety/security/water/appliance/HVAC systems
• Internet, power, or water issues

Mechanicals / Appliances
• Outages (power, water, internet, landline, propane) happen. We report them, the techs’ bosses schedule repairs, but Mother Nature decides when it’s safe to fix anything. No discounts, no refunds.
• Only flush toilet paper + human waste
• No long-distance calls
• No excessive water/data/electricity use
• No EV charging
• Only run appliances when you are in the cabin
• Don’t unplug or rewire the TV
• No hauling in extra TVs or gaming consoles to
• Washer & Dryer – available to freshen your clothes after mishaps during your stay.
Not for washing your pre-vacation laundry mountain. One load per day; the host gets a nudge if the river spirits notice. All linens are freshly washed for your stay — no laundry needed on arrival. Extra linens are in zip-tied bags.
