The main living area features expansive windows that perfectly frame the mesmerizing ocean and district views, creating a seamless connection to the outdoors. Exposed black timber beams add a touch of rustic charm, while a large, plush sectional sofa invites you to unwind and soak in the scenery.

3.1 Strict No-Party Policy
Absolutely no parties, gatherings, events, or visitor groups are permitted at any time.
Maximum number of guests is limited to those included on the booking—no unregistered visitors.
Any breach will result in immediate termination of the stay without refund, removal from the property, and may incur additional charges, including neighbour complaint fees, extra cleaning, and security call-out charges.
3.2 Noise
Noise must be kept to a minimum at all times, especially after 10:00 PM.
NSW noise disturbance regulations apply.
Noise complaints from neighbours or council may result in fines or termination of the stay.
3.3 Smoking and Pets
No smoking inside the property.
No pets unless explicitly approved by the Host in writing.
4. Guest Responsibilities and Damage
Guests are responsible for any damage, breakage, stains or missing items caused during their stay.
The Host may charge for repair or replacement costs under Airbnb’s Resolution Centre.
Guests must report any issues or damage immediately.
5. Security- Use of Property
The property is for private residential use only.
Illegal activity is strictly prohibited.
Doors and windows must be locked when the property is unattended.
Exterior CCTV (if applicable) may operate for security and safety purposes; no cameras are inside the home.
6. Maintenance and Access
Guests must inform the Host promptly of any maintenance issues.
The Host may enter the property for urgent repairs with reasonable notice.
7. Cleaning
Please leave the property in a reasonable condition: dishes washed, rubbish in bins, and no excessive mess.
Professional cleaning after checkout is included in the cleaning fee.
8. Cancellation and Refunds
