The residence is situated directly on the beach in Porlezza, about 1 km from the town centre, along the scenic shores of Lake Lugano.

The complex is composed of the main building, Il Palazzo, and a collection of independent villas surrounded by extensive landscaped gardens in the north-eastern part of Lake Lugano. Il Palazzo houses the reception area with Wi-Fi access. Nearby, guests will find limited parking and a variety of facilities, including an open-air Italian restaurant, a lakeside café, a cosmopolitan bar, and direct access to the beach.

The park surrounding the residence features bicycle paths, open green spaces for children, and a mini-golf course. The resort offers air conditioning and an elevator (available only in the main building), as well as a garden in the villa area and Wi-Fi in the communal zones.
