This extraordinary villa is a one-of-a-kind architectural gem from the 1980s. With over 1,000 m² of living space, it combines design, space, and light to create a truly unique experience. Located directly on the Isar River in Thalkirchen, just a few steps from the subway, it offers a high degree of privacy despite its central location—it sits within its own 4,000-square-meter park. Marienplatz is about a 15-minute drive away—yet the villa feels like a world of its own.

🛋️ Living & Design

The spacious living area is open, flooded with light, and thoughtfully designed. Custom-built fixtures, individually selected materials, and international design classics define the ambiance—the villa has aged gracefully and charmingly over more than 40 years. It’s not perfect, but rather an art project that we’re gradually bringing back to life. Perhaps one day we’ll even restore the parabolic mirror system, which used to track the sun and direct daylight precisely into the building. The living room features a fireplace and a variety of designer seating options. Lighting is used sparingly, creating a warm, atmospheric ambiance in the evening.



🛏️ Sleeping & Retreat

The villa offers plenty of space for larger groups without sacrificing tranquility or privacy. Five spacious rooms (none smaller than 40 square meters) with king-size double beds and comfortable seating (Ligne Rosette Togo, Walter Knoll, etc.) create cozy retreats. The living space is complemented by a separate guest apartment that can be booked as an add-on.

🚿 Bathrooms & Design

The four bathrooms are an integral part of the architectural concept. Materials such as gold, silver, marble, and mirrors define their design and echo the color palette of the era in which they were created. Each bathroom is uniquely designed and feels like a design space in its own right. Everything is a bit dated—luxuriously opulent, you might say. But admirable in the consistency of its design. And everything was state-of-the-art for its time—and handmade, no less...

🧖 Wellness, Pool & Relaxation

We’ve converted the sauna area into an additional bedroom—essentially a room with its own sauna. The outdoor pool is open from May through September, weather permitting. The indoor pool can be filled upon request and at the guest’s expense (approximately 1,500 euros). A park-like outdoor area with large umbrellas, many small seating groups, and plenty of places to sit lets you enjoy sunny days at any time of day—whether you prefer to stay cool under a tree or warm up in the sun after a refreshing dip in the pool.
The pool is maintained, but guests are responsible for removing fallen leaves daily. A pool robot vacuums up falling flower petals; its operation is explained during the summer months. The garden is handed over freshly watered; garden furniture must be wiped down by guests before use; the lawn is handed over freshly mowed. A grill is available; it has proven helpful to always clean the grill yourself before use—we’ll take care of it upon request.

🪑 Amenities

The villa’s furnishings are consistently in the style of the 1980s. Subtle lighting, the option to darken each room (except for the sauna room, where the blackout blinds are already lowered), and high-quality, rotating furnishings featuring international design classics are part of the standard amenities. The elevator is available upon request and for a technical maintenance fee. Individual pieces of furniture can also be purchased upon request, allowing the interior to continually evolve.

🌿 Services & Extras (for a fee, upon request)

Numerous services can be added to create a personalized stay: concierge service, a private chef, SUPs for the Isar right outside the door, bicycles, e-bikes, a car, or a motorboat on Lake Starnberg. This allows your stay to be flexibly tailored to your personal preferences—from secluded to extraordinary.

Specifically: our guests make their own beds, though our housekeeper can do this for an additional fee. We’re happy to stock the refrigerator according to your preferences. With 1,200 square meters of living space, seven restrooms and bathrooms, and 400 square meters of carpeting that have seen their share of parties and events, the carpets are no longer as brilliant as they were when the property was completed in the 1980s; even the marble floors will only regain their full luster with special polish and treatment. Upon request (additional charge—please inquire), we can have the carpets shampooed and the floors polished especially for you—a service we normally perform only twice a year. Our standard cleaning service includes mopping all floors and surfaces, vacuuming, and cleaning the bathrooms. We also offer an add-on service to wipe down the interiors of all cabinets and shelves (totaling over 150 square meters). Please just let us know.

Concerts: A wide variety of concerts take place sporadically in the salon: classical, Jazz, soul, pop, and even experimental music. The Salon is separated from the Airbnb and is not available to guests for the duration of the concert—however, Airbnb guests are invited to the concert free of charge, and the best seats are reserved for them. These concerts take place twice a month on Thursdays or Saturdays. Please inquire.
