WELCOME TO MASSANUTTEN!
This home is in a private residential neighborhood and is part of the Massanutten Property
Owners Association (MPOA), governed by its rules and regulations. There are rental homes in
all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time
residents, including families with children, retirees, second-home owners and other guests
enjoying their retreat.
NOISE
• Quiet hours: 10:00 PM - 7:00 AM.
• Keep noise indoors during these hours.
• No excessive noise at any time, as judged by MPOA or its assigned agents.
PARKING
• Keep all tires off the road.
• Don't block fire hydrants or park in front of another property without written approval from your host.
• Park only in designated areas or overflow lot (4007 Peak Dr., Massanutten, VA 22840)
• No buses, campers, or RVs to be parked at homes or on roads. Overflow lot is available with written
approval from your host.
OUTDOOR FIRES
• High wildfire risk area!
• No open fires.
• No unattended fires.
• No firepit use during quiet hours (10:00 PM - 7:00 AM).
• Firepits and grills may be restricted during local emergency conditions, check
Massanutten Village website or electronic sign at entrance for updates.
ALCOHOL
No open containers on roads or in common areas.
TRASH
• Do not place garbage/trash outside, including screened-in porches, decks or carports. Trash attracts
wildlife, which could endanger you and damage the property.

Our Family had an incredible time at The Perch. We are not "Review People" but felt compelled to say something. There were a ton of small things that made the stay 5 Star.The Host Communication was outstanding from the start and little things that we always need to bring on trips were already included in this home! Spices, Olive Oil (And Good EVOO at that), paper towels, toilet paper, plenty of dish cloths and dish towels. Extremely well stocked kitchen and everything was labeled to make it easy to find and put away. Towels and towel rack for the Hot Tub, Coffee Pods and Hot Chocolate in the coffee bar. Many hours spent in the theater room and game room. Our Family of Six had a wonderful time and we will definitely book again.

We stayed at this place for two days, and it was absolutely spotless, extremely clean. It was a fantastic place, and we will definitely return!
