• A signed rental agreement is required after booking.
• A $500 security deposit hold is required prior to check-in and will be released after departure, provided there is no damage or violation of house rules.

• $250 pet fee per pet.
• Breed restrictions apply.
• No parties, events, or large gatherings.
• No smoking or vaping inside the home.
• Only registered guests are permitted on the property.
• HOA quiet hours are strictly enforced from 10 PM to 7 AM.

WELCOME TO MASSANUTTEN!
This home is part of the Massanutten Property Owners Association (MPOA) and is governed by its rules and regulations, as well as federal and state laws and local ordinances. There are short-term rentals in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including families with children, retirees, or owners of second homes enjoying their retreat. Please respect their privacy and property rights, along with those of other guests in our private residential community.
NOISE
Noise that is unreasonable in the judgement of MPOA or its designated agent is prohibited at any time. Quiet Hours are between 10PM and 7AM.
PARKING
All tires must be off the roadway. Do not block fire hydrants! Our private neighborhood roads are “highways” for law enforcement purposes per Rockingham County ordinance.
Do not park adjacent to any other homes or lots unless this home’s owner or property manager has told you he/she has explicit permission for you to do so.
Parking rules violators may be subject to having their vehicles towed.
If you cannot park all your vehicles on this property or on the adjoining shoulder of the road, overflow parking is available at the MPOA Owners’ Swimming Pool parking lot at 4007 Peak Drive.
NOTE: Buses, campers, and RV’s may not be parked at houses or along neighborhood roads. With prior MPOA approval, they may be parked in the overflow lot during your stay.
NO OPEN FIRES
You are in an area that is at risk for wildfire! Never leave any outdoor fire unattended.
ALCOHOL
Open containers of alcohol are prohibited on any road or common area.
PETS
Pets are not allowed to run at large. They must be leashed at all times when off this property.
Pet owners are required to clean up after their pets.
TRASH
DO NOT place trash anywhere outside the house, including on screened porches. It will attract wildlife that could endanger you and damage the property.

Our host was absolutely wonderful, the house was perfect, everything we needed and then some. The kids had plenty to do during downtime. Perfect location from activities and restaurants. We will definitely stay again. Our family had a wonderful time and loved staying at Adventure Haven.

I wanted a weekend to go away for some quality time and snow tubing with my children and grandchildren. This house was perfect! There was plenty of room to spread out, yet cozy enough to enjoy a movie night together with the fireplace on and soft throw blankets to wrap up in. The grandkids loved the bedroom and play areas! The kitchen was spacious enough to hang out and talk while cooking, just like home. The hot tub and fire pit were on my list of must haves and they didn’t disappoint! Our host was great! She checked in with us when we arrived and was available via the app throughout our stay. There were so many extras to make our stay wonderful…ice melt and shovels (winter storm Fern was that weekend), soft throw blankets, boxes of tissues in every room, towels for the hot tub, coffee, teas, etc. It was an absolutely wonderful weekend and a place I highly recommend!

We had a great stay during the Thanksgiving holidays. The grandkids love the slide in the bedroom. Cheryl was extremely helpful all the way through the entire process. I would recommend this home if you have children. The only negative I can say, is the pool table needs a light above it. The home was clean and we had a wonderful time during our stay. Thank you
