The breakfast available was a pleasant surprise I made use of. Kitchen was well looked after and really useful for preparing a meal

No clear indication of where the property was, asked to review before we even stayed. Finally got to the property went inside and was shocked carpets all stained and dirty, no walk in shower in room as advertised TV in room1 does not connect to anything, the bed had chewing gum stuck to the side of the headboard, sheets were dirty, brown staining over them, no towels provided, and shower was disgusting. booked the holiday inn instead wish I’d saved my money and just booked there the first time. Do not fall for the pictures, absolute dive of a place, was there for the Rhinos game and my boys birthday, spent 15 mins in the property before my son got bitten by something. Just don’t waste your time glad it didn’t ruin our time in Leeds

AVOID!!!!! self check in via small key safe gave me the wrong code ro start with, NO heating No hot water No breakfast just a mouldly loaf of bread rang them he answered HUH wow what a way to answer the phone! he said not true it fresh every day NO its not, complained to booking.com who said they offered £20 it cost more than that to buy breakfast they said because I refused that offer they cannot help any further I thought my money was safe with booking.com but nother guests went in and soon left

Strongly avoid!! Not recommended.
The property is not secure at all. The front door is wide open with anyone to walk into the property. If the rooms are not already doubled booked (happened twice!!) the pin codes for room are never updated between guests. The property never ever messages you the details prior to your stay until you chase them.
Upon realisation that the room is over booked, calling the property will result in no one answering. Contacting Booking.com's customer support will also be futile with no refund.

It was a spacious room. Comfy bed. Heating.
The house smelt like weed.
The room description was inaccurate for 'double room' - There was no private entrance. No private bathroom. No garden view. The seating area, dining area and kitchen including kettle and washing machine are all communal space downstairs. The other facilities listed in the room specifically were: fan, wardrobe, sofa, cleaning products, electric blanket, of which there were none. There was a clothes rack, TV and mirror. The light was also very dim, with yellow bulbs (not 'warm'. Yellow.)
It was not a private bathroom as listed (up to 8 people sharing). The shared bathroom did not have toilet paper or a hand towel. Nor the hairdryer mentioned.
They didn't provide the wifi password and I didn't want to message after 11pm to ask for it.
Breakfast was bread and cereal, no milk.
I'm very glad I only needed it for one night.

I booked this accommodation for 4 nights but stayed only 2 due to the poor conditions. The listing stated that breakfast was included, but what we actually found was a half-empty bottle of milk in the fridge, close to its expiration date, and a half-opened box of cereal where dust or contaminants could get in.
The biggest issue was the lack of towels – when we asked the host, we were told they did not provide any, which is unacceptable for a property listed on Booking.com.
Overall, the conditions did not match the listing, and I cannot recommend this accommodation.

the room was sparse, 2 beds and a telly that didn't work. there was no breakfast foods available. no coffee and tea available in the room, no free wifi. booking.com should remove
everything.

Free parking
The room was advertised as having own bathroom, air conditioning, extra large beds, which did not exist. No air conditioning, shared bathroom between 3 rooms, small beds even for a 10-year-old, very uncomfortable. The room had a bad odour, which it could not be shaken up, even with room spray, opening the window, perfume, etc. It smelled like I was in a dirty clothes basket. The carpet was stained in multiple locations in the room, with no visible cleaning process, just left stained. The carpet on the stairs was loose and the nail strip was exposed, as I had stepped on it a few times. The bathroom was not clean at all. Lighting is very bad with only one little light on one wall, which made everything so hard to read, navigate and actually do something if you were with your back towards that wall with the light appliance.The walls between the houses are so thin I could hear the neighbour's conversation clearly, from my room, which I guess was an addition to the house, as I was in the loft. The radiator in the room was half cold with only the bottom being fairly warm. I know that this had to be bled and it takes anyone 5 minutes to resolve. I was cold all the time. the price I paid was decent, but I believe the owner needs to put a little more effort into the house and advertise as it is, do not have to mislead the people, as would have never booked a b&b with a shared bathroom and this is me, but obviously I could not and had no time to get different accomodation on the days required, due to extensive work. Area was quite dodgy too, but I can not say this is something that can be changed and had no issues, just a weird neighbourhood. I did not like it and will never book this again.

Never again. Breakfast was large, old, almost empty boxes of cereal not even bothered to be closed and a splash of skimmed milk left in the container. No towels, couldn't read the internet password from the wall, couldn't get an answer from the number that was listed. When I did get the internet password it didn't work. Never again.

No heating. It was freezing, and the landlord knew the heating hant worked for over a week.
The smoke alarm was beeping, so it wasn't working properly.
No breakfast as advertised.
I was promised my money back as I left, not safe to stay. But now refusing to give my money back. No communication since leaving 😪 dont waste your time on this property!

At first I thought the property didn't exist but I think it probably does now, though I never saw it to 100% confirm
I booked online in the morning to stay that night for a night school course. I got a confirmation through but no instructions. Drove to the postcode, unable to find it. Mobile number switched off for the owner. Booked at Premier Inn as assumed I'd been conned. Rang Booking.com and got nowhere. At 10.15pm I was sent the check in info and code but by then I was in my Premier inn room. Was offered but not paid a half-refund, no refund for cost of Premier Inn offered at all. No idea why but even the half-refund wasn't paid, they just stopped responding. I gave up after a few months. I was a woman travelling alone expecting a B&B - it is not a B&B. I can't even say for sure it is a real accommodation. The road advertised had back to back parallel parked cars on it, graffiti and rubbish eg. Old sofa on the pavements, not a friendly looking area.

Me and my friend booked the Room for 3 days. 2 jan to 4 jan 2026 and unfortunately, our experience was extremely disappointing. The weather during our stay was very cold below -8, and the heater in the property was not functioning, which made the nights particularly uncomfortable full house was freezing . As a result, both of us became unwell. We attempted to contact the host regarding this issue, but we did not receive any response... Overall, this stay fell far below our expectations, and we would highly not recommend this property...

Comfortable enough for the price but it was ultimately just a very average stay. I liked that it was near the main road on a bus route and that it was warm with some basics like tea, coffee and sugar.
weird layout, sheets just drying randomly on the doors and it was staged like an open house, hollow and strange feeling to the whole place, but I can't compalin too much, it had everything we really needed, no dishwashing liquid though

It was on the night of 25th December, freezing temperatures and the central heating system was off. I have informed the Bluebird host over the phone.
I refused to stay another night second night in because of the their attitude, I haven’t even seen the hosts in person. He said that he would give us the money back.

Nice and simple B&B with a nice and spacious room with a big window and a television, quite simple to get to with the bus but in a street that is rather unassuming and it's quite hard to spot the B&B from the outside.
Not very centrally located, I did not get the double room I'd booked, it was a twin room instead and did not have a private bathroom, bathrooms is shared and very narrow and towels aren't provided, not even after asking.

There was nothing I liked. We had to get in touch with the owner as it was a lock box check in and the key wasn't there. It wasn't a local number we called.
This is not a Bed & Breakfast. It is a room with a shared bathroom in a house on a residential street. We didn't feel safe in the area, on the street or in the house so decided not to stay in the finish.
