About this villa rental

A large villa with a private pool set in the countryside of Umbria, the green heart of Italy, within a private agricultural estate: the perfect place for a holiday of relaxation and privacy, surrounded by nature, hill towns and great day trips.

★ 2025 renovation (updated comfort & finishes)
In 2025 the villa was further improved with:
• 5 fully renovated bathrooms
• a ground-floor master bedroom with en-suite bathroom
• a fully refurbished kitchen
• interior & exterior repainting and partially updated furnishings
• air conditioning in the main living room and in 4 bedrooms

SPACE & SLEEPING ARRANGEMENTS (ideal for families & groups)
Up to 16 guests, designed for shared holidays while keeping privacy:
• 6 bedrooms + 2 living rooms with sofa beds (8 sleeping areas total)
• 5 bathrooms
Perfect for multiple families and groups of friends.

OUTDOOR LIVING: THIS IS REAL HOLIDAY TIME
• large private garden with swimming pool
• table tennis area and a few children’s games
• traditional wood-fired oven for pizza and roasts
• BBQ for outdoor dinners under the shade of a centuries-old oak tree
Guests have free access to the estate’s outdoor areas: depending on the season, you can stroll through the vineyard and, when available, pick wine grapes or taste wild cherries from the trees near the villa.
(Outdoor furniture and equipment are available in spring and summer.)

STRATEGIC LOCATION
An ideal base to explore Umbria and Tuscany, alternating pool days with excursions:
• Orvieto, Spoleto, Todi, Assisi, Perugia (day trips)
• Marmore Falls, Narni, and the Valnerina villages very close by
• Rome and Florence as day trips, also possible by train via Terni station

We had a really nice time in Umbria. The villa has a great garden, wonderfull pool, amazing patio and a nice atmosphere. The surroundings and little towns near by are breathtaking...also the nearby lake and waterfalls. The villa would be absolutely amazing and has a lot of potential. However, you can tell it it's not really been taken care of for some time. The kitchen is old and not really full equipped or just with old random stuff. I have the feeling that the bathrooms could be renewed, they are very small and not really inviting. The furniture in the villa seems like put together from all kind of places and some stuff is broken, which is really a pitty because some pieces are really beautiful vitage pieces. The frist thing we did is clean up the pool area (it was messy), invest in some light bulbs (the light inside is like at the dentist) and also some small stuff for the kitchen. However the shower next to the pool didn't work, after we reported it, it got exchanged on the next day and now there is a very fancy nice pool shower. :) The communication with the owner was very easy and he always responded to our needs, questions and suggestions. Thank you very much. All in all i think it's a amazing place that needs a bit work and innovations to it and maybe a better wifi. After we redecorated a bit, we felt good and had a good, easy good time.

We had an amazing travel experience at this villa. Giuseppe, the owner, was great and responsive. He helped us not only with an early check-in, but also helped us to organise an outstanding anniversary dinner with the best Italian wines, great food, and beautiful decorations. Moreover he invited us for a tour to his olive oil mill, where one of the best Italian olive oil is being produced. Overall, it was absolutely incredible stay and I recommend Giuseppe as a great host. Best regards, Alexander

Overall impression good, spoilt by a number irritating faults with the property. Items that were good wifi, water supply, linen, china, cutlery, kitchen utensils, beds,furniture, pool and other outside areas. Items that were poor lack of chairs/sunloungers around pool, shower cubicles and curtains need updating, lack of veranda furniture not enough comfortable seating, main oven unuseable no oven bars, washing machine did not spin, pizza and bread oven unuseable poor condition general lack of instuctions. Would like to have had a separate drinks cooler. Complaints made at time were attended to in decent time scale. Overall we had a very good holiday

The best with the property was silence around the house combined with great porch and pool area. All questions we asked during the week was answered within 1h. Only small details can be improved like more coffee cups and wine glasses. The kitchen was fully functional but a bit outdated. We loved this week and can recommend this place to everyone

BELLISSIMA VILLA SITUATA A POCHI KM DAL CENTRO ABITATO(MOLTO CARATTERISTICO).....LA VILLA E' VERAMENTE GRANDE CON MOLTE CAMERE DA LETTO CON RELATIVO BAGNO......SIA LA CUCINA (DOTATA DI TUTTI I CONFORT ED ELETTRODOMESTICI) CHE LA SALA DA PRANZO SONO AMPIE E SPAZIOSE.PENSO CHE IL MASSIMO DI QUESTA VILLA SIA UNA VACANZA ESTIVA ,VISTA LA GRANDE PISCINA CON ANNESSO DEPANDANCE E IL GRANDE PARCO ANNESSO.
