The lower level welcomes you with a cozy living room featuring a sofa that converts into a bed—ideal for extra guests—a full bathroom with a refreshing stand-up shower, and a convenient laundry room. Across the hall, a tranquil guest bedroom with a plush queen bed offers a restful haven after a day of adventure. 
Head upstairs to the heart of the home, where the warm glow of a wood-burning fireplace sets the scene for unforgettable evenings. Gather with loved ones on the spacious sectional, enjoy a movie on the TV with DVD player, or challenge each other to a game from the fully stocked board game closet. The dining table seats four, with two additional spots at the kitchen bar top—perfect for sharing meals from the fully equipped kitchen, complete with both a drip coffee maker and K-Cup option for your morning brew. 
Step outside onto the expansive deck to breathe in the crisp mountain air. Fire up the Blackstone grill for a delicious dinner under the open sky, then sink into the deck’s sectional seating to watch the stars. 
On the third level, the dedicated kids’ loft offers two twin beds and a fun, cozy space for younger guests to relax and play. 
Outside, gather around the designated fire pit area with seating for up to five—perfect for roasting marshmallows or sharing stories under the stars. (Use subject to county fire restrictions during your stay.)
The property provides parking for up to six vehicles, including space for campers and trailers. Please note: on-street parking is prohibited per HOA regulations, and the garage is not available for guest use.

This property is not equipped with air conditioning. Open up the windows and let the fresh mountain air flow through. Please be prepared before beginning your drive to the mountains!
Four-wheel drive or all-wheel drive vehicles are highly recommended. Although the main roads are usually plowed well, many residential areas require traversing steep hills on dirt roads that are not as maintained. Keep in mind that Chain and Traction Laws for non-commercial vehicles can be put into effect at any time. We do not advise driving Berthoud Pass in a front-wheel drive vehicle unless you are comfortable putting chains on yourself. Weather and driving conditions may change rapidly. We will not accommodate refund related to weather or road conditions, please plan accordingly.
