Great location, new rooms, comfy bed, good toilet and quiet place.

There was no breakfast for first day as someone died from the restaurant that provides food nearby so I got 100 000 Kip but since we were 2, I had to negotiate as that would cover bread, omelet and coffee for two (what I expected the breakfast to be as per pictures here). Next day we got the menu to choose breakfast but it was not what we expected but friend rice, noodles and more Lao food. So we decided eat outside and cover the costs. No one came to clean the room, or provide water and toilet paper so we had to ask for it. A very nice comfy small hotel but needs better management to improve the client experience.

While it's a little hard to find at first because it's tucked away in an alley I don't think you could ask for a better location in Luang Prabang. You're just a block from the river and less than a block from the main street for markets, restaurants, and such. There's even an important temple literally in your backyard. The rooms are clean, bright, and the AC is functional. The staff is eager to help when they can.

I found the bed rather uncomfortable, but that's a subjective judgement. To each his own, I suppose.

Location is good, it's a quiet part of town yet in the heart of the touristy area. Lots of temples nearby. There's a working AC unit and a ceiling fan, and a smart TV (it's not very pleasant to listen to due to sound reverberating from the wood because of its positioning, but it's there and it is smart). There's a table per room at the terrace which is good if you want to sit outside.

First of all, this place is frauding Booking.com by insisting on cancelling reservation so as not to pay commission. This is bad for me as a consumer because I miss on Booking rewards, and I didn't feel very secure without any document proving my stay. My biggest complaint is cleanliness. Room service is by request, and yet one time they just forgot to fulfill it, I got my key back in the evening to a room that hasn't been serviced even though I asked for it. It seems like every piece of bed sheets here is stained, there were visible stains after every sheet change. Bathroom stinks of sewage, so you have to run bathroom ventilation all the time, especially throughout the night. One of the two provided teacups was stained with coffee from a previous guest, and it stayed stained throughout my stay and survived several room services. (I didn't really need it but wanted to gauge if it will ever be cleaned by staff.) On my last day the bedside table was infested by ants which was scary! The facilities are borderline acceptable. There's only one bedside table for a double bed. There's just a couple hangers for clothes which is not enough. In the bathroom there's no soap and no glass for tooth brush and the like, just a sink and an empty shelf. They only give a small amount of water (0.5L) at check-in and no refills, so you have to buy drinkable water yourself. There's a loud rooster nearby, expect to be waken up at 6:30 every day, and it can crow all morning. The restaurant nearby fills the terrace with smoke from frying meats, for this reason the windows are basically useless, we had a mistake of opening them once for a night and absolutely regretted in the morning when we woke up to a smoke-filled room. Speaking of the restaurant, there's basically no vegetarian option because everything is stir-fried with meats, so I just skipped the included breakfast.
