N22 is a luxuriously professionally designed two bedroom/two bath vacation rental in the prime location at the Fairway Villas in Waikoloa Beach Resort. Enjoy the brand new, high-end upgrades throughout the unit - including luxurious new bathrooms, sparkling floors, plush furniture and beds with new linens, new TVs and appliances and much more.
Relax on the gorgeous lanai overlooking the golf course and lake, taking in the finest tropical breeze on the island.
Stroll to the beach, A'Bay for snorkeling, or head across the street for shopping, gourmet grocery, Kona coffee shops and a multitude of restaurants within minutes at the Queens and Kings Shops for anything you may need - you'll never want to leave!

HILTON POOL PASS: Valid for stays now through December 31, 2026. Maximum 6 persons per pass (children under the age of 5 are not counted towards the 6 person max). Use of the Hilton Waikoloa Pass is valid from 4pm on your arrival date and 11am on your departure date. The pass and instructional letter will be in your vacation rental upon arrival. Free Self-Parking for one vehicle at the Hilton Waikoloa Hotel. Access to all pools, waterslides and hot tubs at the premises of the Hilton Waikoloa Hotel. Includes pool towel service. 10% discount on spa treatments, lagoon toy and cabana rental and food at Lagoon Grill, Orchid Marketplace and Shaka Cone. No blackout dates. We do not have the ability to add additional people to the pass. Users must be guests of ResorticaHawaii.com. There are no exceptions to this policy, and if policy is breached, the pass can be revoked. Passes cannot be sold or purchased; they are an inclusion in your stay at participating ResorticaHawaii.com vacation rental properties. If a pass is lost or damaged, there is an up to $250.00 replacement fee. Terms and fees are subject to change.

PLEASE NOTE: The Fairway Villas at Waikoloa will be undergoing exterior painting from September 2026 through November 2027. Building N is scheduled for November 23-December 19, 2026. This project should be a reasonably unobtrusive project and not affect guest stays.

PARKING: Parking for one car in a reserved parking spot. Only one car allowed for overnight parking with this vacation rental. Oversized or commercial vehicles are not allowed.
HOT TUB: Per the HOA rules at Waikoloa Fairway Villas, children under the age of 12 are not allowed in or around the spa/hot tub area.
NON SMOKING: This vacation rental is a smoke and vape free property. No smoking or vaping allowed on the premises
PET POLICY: Pets not allowed
BABY EQUIPMENT: Due to safety/sanitation/liability we do not provide baby equipment. Please reach out for references to a local company that rents, delivers and picks up baby equipment.
START UP SUPPLIES PROVIDED: laundry detergent, garbage bags, kitchen sponge, liquid soap, dishwasher liquid, paper towels, toilet paper, conditioning shampoo, small bar soap, all-purpose cleaner and salt/pepper. Cooking oils, condiments, spices, food storage bags, plastic wrap and aluminum foil are not provided. Once the startup supply runs out, guests can restock at nearby grocery stores.

This was our first time to the Big Island and we loved this location. It was close to some decent beaches, the shops were within walking distance, and the added bonus of the Hilton pass was a blast! The property was very clean and well stocked. We travel quite a bit and I loved that they gave us a decent amount of dishwashing pods and laundry detergent pods. It always a bugs me when a stay only gives you 2-3 but this property was unlike any other and that small touch of having a large amount was so great!! We could come home and have fresh towels every day after a long day of playing. The provided beach equipment was perfect as well. We had everything we needed and more. The beds were comfortable and clean. If we ever come back to the Big Island this will be the only place we stay! Couldn’t recommend it more.

Great view. Porch furniture was very nice. Overall a nice unit. However, the tile floors both inside and the lanai, were quite filthy. They were swepped clean but there was a film on the flooring that turned our bare feet as well as our white socks totally black. So I mopped the lanai as well as the inside main area a few times with just water which did clean it well. Just a note - initially I took some paper towels with water, rubbed the floors with them, and the paper towels again turned black. Hope this helps.

This apartment is really lovely and comfortable. The kitchen is well stocked with quality items. The beds were super comfortable. The location is great. The pool facility onsite is very nice. We would stay here again in a heartbeat.
