Good location. Rooms are ok. But property manager doesn't know how to run a guest house properly

We informed the owner multiple times that we would be leaving Colombo at 2:00 AM, so we requested that the room be prepared for our check-in around 2:00–3:00 PM. During our journey, around 1:00 PM, we notified them that we would be delayed and would arrive around 4:00 PM. At that time, they responded saying the rooms were not ready and that the cleaning staff would arrive at 4:30 PM. We reached the property around 5:30 PM, but the rooms were still not cleaned or not yet started, and there was no urgency to prepare them for us. We were extremely tired and had to wait more than 45 minutes outside, dealing with mosquito bites, until the room was finally ready. Overall, the check-in was delayed by more than three hours with actuals. They blamed the issue on the Booking.com system issues etc to pass the time. Additionally, there were no soaps provided, and the linens in one room were not in good condition.

Freundliche Vermieter und Hausmeister. Für den Preis war alles gut. Der Komfort und die Sauberkeit haben gepasst und wir waren sehr zufrieden. Zumal das wir aus einer Notlage heraus erst mitten in der Nacht davor gebucht haben und trotzdem alles reibungslos funktioniert hat und wir am nächsten Vormittag schon einziehen konnten. Ich würde immer wiederkommen und kann sie nur weiterempfehlen.

Ich habe nichts zu bemängeln. Es war alles wie vorab besprochen vorhanden.
