Palaisgrace Shibuya - Live Like a Trendy Local in Sangenjaya 三軒茶屋 - Direct Shibuya Access

Fantastic location, 10 minutes away from Sangenjaya station, plenty of eateries and shops around. The flat is comfortable, the kitchen well equipped, the toiletries well stocked (it's the first time we go away and we don't run out of toilet paper after a week 😅). Good WiFi and streaming services. Excellent communication with the staff, always available to answer questions. Washing machine was an absolute godsend for our family of 4 and the hot weather. Beautiful stay.

I stayed here with my 6-year-old daughter and 20-month-old son for 10 nights. I was initially worried the room might not be toddler-friendly and even considered buying a playpen, but it turned out to be very suitable — I’m glad I didn’t! The property has most of the essentials you’ll need. It’s minimalistic and simple, yet clean and well-organized, which I really appreciated. There’s also a supermarket called Peacock just 1 minute away, which was incredibly convenient since I needed to top up supplies frequently. The support team was helpful and consistently responded quickly — thank you for that! Overall, my kids and I felt very comfortable and really enjoyed our stay. The only downside for us was that it’s about a 10–15-minute walk from Sangenjaya Station. This may not be an issue for adults, but it was a bit tiring for my young daughter.

The location of the apartment was good, and communication with the staff/property managers was very fast and responsive, which we appreciated.

However, our overall experience was disappointing. There were many strict house rules with high penalty fees that were only shared after booking, not upfront. Some of the rules regarding noise felt excessive, including warnings about normal household sounds or even walking too loudly, with potential fines mentioned. In addition, the bathroom was not properly clean and there was visible mold. We informed the property managers, but unfortunately nothing could be done during our stay. For the price, we also expected a bit more in terms of hospitality and amenities. There was no tea or coffee provided, and guests are expected to clean thoroughly before checkout, which we normally do not mind, but combined with the overall condition and amount of rules, the experience did not feel balanced.
