HOUSE DISCLOSURES
–We try our best to accommodate early check-ins, but we want to ensure the entirety of the spacious estate is clean and prepared for arrival. We can often accommodate early bag drop for your convenience. Please inquire if this is of interest to your group.
–The hot tub is open for year-round use, but does have scheduled maintenance. We will do our best to inform guests of pool and hot tub maintenance anytime this needs to occur and keep it as short as possible to maximize your use and enjoyment.
BUSINESS DISCLAIMERS
–We have a minimum age requirement for booking this rental. Reservation holder must be 21 years or older.
–We request that guests complete a guest verification process and sign an additional agreement prior to receiving any check-in information.
–We require that guests provide a valid credit card and piece of ID for identification purposes only.
–We do not accept peer-to-peer payment systems or any prepaid debit cards as methods of payment.
–Pets are not allowed at this property.
–Mailing packages to the premises is not permitted.
–We use Arlo/Hikvision and Noise Aware in our homes. Arlo/Hikvision is a video recording system that has been installed at the front/back doors of the home’s EXTERIOR ONLY, for your safety. NoiseAware is a decibel monitoring system that we use to keep in accordance with local noise regulations.
Interaction with Guests:
You will have complete privacy here, however every question or concern you may have before or during your stay will be promptly addressed via messenger or phone. In the case of a maintenance emergency, our ground team is available to assist you. Entry is keyless; there’s no need to coordinate key pick up.

The house was just as advertised. It was perfect for our family of 22 get together. It was clean, spacious and in a very convenient location. The communication with owner was awesome. They were very fast to respond to any questions or concerns we had. Friendly and helpful service. We would recommend this property to anyone looking for a family or large group getaway. I can’t say enough good things about our experience with our stay.

This was an absolutely amazing stay,my guests, and I were absolutely blown away. Everything was clean. There were plenty of towels to go around for everybody. There were multiple washer and dryer units, so there were no issues with people needing to do laundry. This location is close to pretty much everything in downtown Austin. An Uber to anywhere was about five dollars, which was fantastic. Thank you so much to the host. They were absolutely amazing and if we’re ever in Austin again, we will absolutely book. 10 out of 10!!!

Love all the details! The location with the Sour duck next door was perfect. Well stocked. All the little extras in the bathroom perfect. We all loved the house! Thank you for such a great property!
