4 Bedroom Home, near Beccles

Very homely and in a great location. Great neighbours, Richard was so helpful it was like we had known him years. Would love to return in the future, also will recommend to friends.

Just a few little things that need fixing. Tap in master bedroom en-suite very loose. Would be good to have small shelves under the mirrors in the bathroom.

The house was a great size & beautifully decorated. Well equipped kitchen, good wifi. Good location for the town although you do need a car.

Attention to detail is needed. The glasses, crockery & cutlery were filthy when we arrived. I had to wash everything before we used them. Curtains were hanging down, a rug in the lounge was a trip hazard. For the price you pay this is not acceptable. I am glad I arrived in daylight hours because it wasn't easy to find & the instructions on the message were not very clear & concise.

It was peaceful. It was very clean and spacious and the beds were comfortable. It was private. We enjoyed the peace and the large garden with beautiful trees.

We felt it needed more TLC and more attention to the maintenance. There were loose taps, missing light bulbs and the garden was overgrown and uncared for. A slightly higher fence could be erected along the garden for privacy, so the whole garden can be used and to be able to enjoy the sunshine as the paved seating area is in the shade a lot. Also, we had to move the table onto the grass anyway to avoid breathing in all the fumes from the boiler (burning oil!) Even then we could still smell it. The garden needs attention, eg decking lower down, lights in the garden, solar lights etc. The place is hard to find once in the grounds, which would be helped with more signposting. The randomly placed small ground level logs wrecked my car. As we were trying to find the entrance and went to the black gates, logs randomly scattered were so hard to see especially when looking at where to find it! It cost me £400 to replace my radiator as I went over one as I was trying to turn round, struggling to find the right part of the grounds. Also, we had no heating and were being used as heating engineers, having to go out in the dark on our first night there when we were trying to have a romantic meal, to look at the hot, smelly boiler outside to reset it. Then it still didn't work so half of our holiday was spent on the phone or having to get up early to deal with an engineer. Our first night was cold with no heating, our second day was spoilt as we had to get up early then had to rush breakfast as we were trying to get out to church. We asked for compensation and some refund but didn't get anything refunded, just an hour later for checkout! The place is quite inaccessible, especially after a lot of rain as it's a mud track to get there and we were worried about going out after dark as a lot of the track does not have passing places. There needs to be a light outside the right hand front door.

The property itself is absolutely stunning and location is fabulous !

We had a fantastic stay at this beautiful cottage! It’s in a great location—peaceful yet close to all the amenities in Beccles and just a short drive to the beach. The cottage itself was spotless, spacious, and really well presented. Mark, the host, was very helpful and upfront, letting us know about a heating issue which we discovered on arrival, luckily we didn’t need it during our stay. Would highly recommend and would happily return!

Bit difficult to find especially if arriving late or in the night.
