You’ll be surrounded by James Beard-nominated restaurants, natural wine bars in historic
homes, quirky coffee shops, cocktail lounges, galleries, and parks like Crescent Park. There’s

Bywater has a way of drawing you in - the smell of chicory coffee drifting from a corner café, the sound of a brass band a few blocks over, the slow afternoon light catching the colors of a shotgun house. This condo puts you right in the middle of it, on the third floor of a secure building where mid-century design, curated local art, and a New Orleans map mural make the space feel like it was made for this neighborhood specifically.
 
Living space
Natural light moves through the main living area all day, landing on thoughtfully chosen furnishings and original artwork that reflect the creative character of Bywater. The TV is ready for a quiet evening in, and a dedicated workspace with fast Wi-Fi makes it easy to stay connected if work follows you here. Room-darkening shades, ceiling fans, and central air conditioning mean you control the atmosphere entirely.
 
Sleeping arrangements
Both bedrooms are fitted with king beds and luxe linens, sleeping up to four guests comfortably. Whether you're traveling as a couple, with a friend, or with family, the layout gives everyone their own space - and with two full bathrooms, mornings run smoothly too.
 
Kitchen & dining
The kitchen is fully equipped for real cooking: stainless appliances, a stove, oven, dishwasher, microwave, refrigerator, freezer, cooking basics, dishes and silverware, wine glasses, a coffee maker with coffee provided, a hot water kettle, toaster, and baking sheet. Sit at the dining table inside, or take your morning coffee out to the private third-floor balcony where outdoor furniture and an outdoor dining area let you ease into the day with rooftop views.
 
Bathroom
Both bathrooms are well-stocked with shampoo, conditioner, body soap, shower gel, a hair dryer, hot water, and cleaning products - everything you need from the moment you arrive.
 
Building amenities
The building offers a courtyard pool, an onsite gym with exercise equipment, free gated parking, an elevator, and self check-in via smart lock for a seamless arrival. A BBQ grill and outdoor furniture in the shared courtyard give you a spot to gather outside. In-unit washer and dryer, iron, hangers, clothing storage, and a pack 'n play/travel crib and high chair round out the practical extras. Exterior security cameras are present in building common spaces including the pool courtyard, fitness center, lobby, and elevator - note that the property owner has no security cameras inside the unit.
 
Neighborhood
Crescent Park is steps away - a long riverfront green space perfect for an early morning walk or a late afternoon wind-down as the sun drops over the Mississippi. Bacchanal Wine, The Joint, neighborhood coffee shops, and art studios are all within easy reach. The French Quarter sits less than two miles away, close enough for a scenic stroll through one of New Orleans' most storied stretches.

We are a 10 minute drive or a 5 minute walk to the bus line to the French Quarter and Downtown! Uber/Lyft ranges from $7-10 to Bourbon St!
