IDENTITY VERIFICATION: To confirm your reservation, the primary guest is required to complete a brief identity verification process, including uploading a valid government-issued photo ID. Verification must be completed prior to check-in.
*MINIMUM AGE REQUIREMENT - Guests must be at least 25 years old to book a Cozy in KC property.
*PARTIES - All gatherings must be limited to 14, this is monitored and guests violating this rule will be charged a mandatory $700 fine. NO EVENTS OR PARTIES ARE ALLOWED.
*PETS - We do not allow pets at this property. There is a $500 fine for any unauthorized pets.
*CANCELLATION POLICY - Guests can receive a full refund minus processing fees (approximately 4%) if they cancel up to 5 days before check in. No refund will be provided if cancelling less than 5 days before check in.
*RENTAL AGREEMENT - We require the booking guest to sign a rental agreement outlining all house rules once booking is confirmed.

We had a great time fishing…catch and release of course, catching fireflies, frogs and tadpoles, s’mores around the fire pit and coffee on the deck. The house was great, although we could have used more silverware so we didn’t have to share, and one towel per guest and we got pretty dirty fishing. Overall, we would recommend!

Our stay in Cozy in KS was amazing! The house was exactly as listed, clean, and well maintained. Everything we needed to have an incredible stay was there. My group loved that it was isolated, though not far from the city. We were able to take walks as the area around the house is very safe. We saw wildlife as well. My communications with the owner were swiftly answered, polite, and extremely helpful. I would recommend Cozy in KS to anyone, and I plan on booking it again next year!

The home was perfect for our extended family get-away. Plenty of indoor and outdoor space for our group to stay and enjoy each other.

We stayed here while visiting family. Overall, it was a nice experience and I would stay here again. The property does need a little TLC, especially outside. A step from the deck down to the yard was broken, which is a safety concern. Down by the pond, a step on the dock was also broken. All the seating outside could use a good scrub and seemed very much an afterthought at the fire pit and dock. Missed opportunity, please add more towel racks in the bathroom downstairs. Love the fact that the kitchen was well stocked with dishes and cooking tools. Grill had a mouse living in it so we didn't grill.
