* **Restricted Access:** Only individuals identified at the time of booking are authorized to enter the building and the rental unit. Bringing in undeclared third parties constitutes an immediate breach of contract.
* **Respect for the Premises:** The tenant has the right to occupy the premises but agrees to allow access to the owner or the owner’s representatives in the event of a technical emergency or suspected danger.
### 2. FIRE SAFETY AND OCCUPANCY CAPACITY
This section is mandatory for maintaining insurance coverage (Art. L113-2 of the Insurance Code).
* **Occupancy Limit:** Occupancy is strictly limited to **4 people**. The building is designed for a total occupancy of fewer than 15 people so as not to fall under the regulations for public access facilities (ERP).
* **Prohibited Sleeping Arrangements:** Only built-in bedding is intended for sleeping. The use of sofas or auxiliary sleeping arrangements (inflatable mattresses, etc.) for overnight stays is strictly prohibited.
* **Safety Devices:** It is strictly prohibited to obstruct, cover, or remove the batteries from **autonomous smoke detectors (DAAF)**. Any unauthorized tampering will be billed **€150** and reported as endangering others.
* **Fire Extinguishers:** A **6 kg ABC dry chemical** fire extinguisher is available. Any use not justified by a fire in progress will result in a **€200** charge for restoring compliance.
### 3. TECHNICAL SPECIFICATIONS OF THE FURNITURE

* **Bathroom facilities:** The dimensions of the shower area meet compact construction standards. The accessway has a nominal width of .
* **Mechanical Strength:** The furniture and bedding comply with static strength standards for standard residential use. Users whose physical characteristics exceed these mechanical strength thresholds assume responsibility for any damage to the structures.
### 4. NUISANCES AND THE ENVIRONMENT
* **“Zero Tobacco” Policy:** In accordance with the principle of contractual freedom, smoking and vaping are strictly prohibited throughout the entire dwelling, including at the windows.
* **Public Peace and Quiet:** The neighbors’ right to peace and quiet is protected by Article **R1334-31 of the Public Health Code**. No disruptive noise (music, shouting, moving furniture) will be tolerated between **10:00 p.m. and 8:00 a.m.**
* **Illegal Activities:** The use of the premises for prostitution (Art. 225-5 of the Penal Code) or the use of narcotics (Art. L3421-1 of the Public Health Code) will result in immediate reporting to the judicial authorities and eviction without notice.
### 5. ENERGY AND UTILITY MANAGEMENT
* **Environmental Responsibility:** Heating is regulated to maintain a comfortable temperature ranging from to .
* **Excessive Consumption:** Any electricity or water consumption exceeding **30%** of the reference thresholds for seasonal residential use (as determined by meter readings) will be subject to additional billing at the supplier’s actual rate, plus a **15%** surcharge for administrative fees.
### 6. LOGISTICS AND PENALTIES
* **Check-out:** The check-out time is **10:00 a.m.**. The accommodation must be left in a reasonably clean condition, with dishes washed and trash removed.
