Welcome to our newly remodeled Sun City retreat, perfect for a relaxing Arizona getaway. This spacious vacation rental features new appliances, stylish furnishings, a 50” smart TV, and a fully stocked kitchen, bathrooms, and laundry. Enjoy outdoor living with a BBQ, fire pit, patio dining, and seating surrounded by desert landscaping. This home is located in Sun City, a 55+ active adult community. In accordance with community guidelines, at least one guest occupying the property must be 55 years of age or older. By booking, guests confirm compliance with this requirement.

Parking: Guests are permitted to park in the driveway or in the garage only. Please do not park on the street.
Recording/ monitoring device cameras on property next to the front door Doorbell camera records motion, audio, and video 24/7. The doorbell camera is for the protection of our home. If tampered with, guests will be asked to vacate the property without refund of stay.
Cleaning ~ we are using up-to-date cleaning protocols as recommended by the CDC. All surfaces of the house are sanitized, linens sanitized, and extra cleaning products are on hand for the guests.
4 Person overnight maximum. 8 person daytime occupancy. Please let host know prior to daytime guests arrival.
No smoking of any kind or vaping inside the house or anywhere on the property, no illegal substances allowed on the property. There is a $500 fee if any guests smoke inside the house.
Our property is located in a lovely and quiet neighborhood, Please be respectful of our neighbors
There is an additional $60 cleaning fee for stay over 14 nights. We will send a separate request for the additional cleaning fee.
The property has a Nest connected thermostat. Please note that guests are given a temperature range in which they can adjust the temperature up or down. Tampering with or disconnecting the thermostat will result in the immediate termination of the stay. Likewise, tampering with or disconnecting the router, network equipment, connected door lock, external cameras, ect will also result in the immediate termination of the stay.
Guests are welcome to adjust the temperature within a comfortable range. Please note the AC/heat pump unit is able to be lowered to 72°F for air conditioning and raised to 78°F for heating. Please message prior to booking if you have any questions about the range. Thank you.
Guests are permitted to use the backyard fire pit contingent upon no fire bans, or extremely windy weather. The fire pit must be placed on the concrete pad. Please do not move the firepit. Do not move the fire pit near the house, covered patio, under the pergola or near the backyard shrubs. The fire pit is for ambiance and guests are not permitted to cook anything in or on the firepit. The fire pit must be attended at all times. Please make sure it's completely turned off when not in use.
Guests have full access to the garage and will receive a garage door opener. The opener must be returned at checkout. A $75 replacement fee will be charged for any lost, stolen, or damaged opener.
Please note the following fees:
Unauthorized party ~ $1,000
Unauthorized pet ~ $300 per pet
Tampering with security cameras/devices ~ reservation terminated with no refund and $500 fee
Parking on properties landscaping or in the yard ~ $300 per vehicle
Extra cleaning ~ $60 per hour
Please Note: We are not responsible for items left behind at the property. If a guest forgets something, they will be responsible for a $30 handling fee (for our time) plus the cost of shipping to return the item. Thank you for your understanding.

The house itself was perfect for a small group stay but allowed for entertaining a larger group. It was well equipped, although the retro game table was of no value. We added a few things while there, including a mat for the slippery shower floor and a measuring cup for the kitchen. Overall, we really enjoyed it.

Home was very clean. Host responded promptly to all inquiries. The property was in a central location to our family members with whom we were visiting. I would recommend this location and would stay again next time we visit AZ

The house was clean, spacious and very nice, just as it was pictured in the listing.The listing indicated at least one person in the party must be 55 or over. No problem since I am 61. The manager texted me immediately woth checkin instructions which stated I MUST show my drivers license to the Ring doorbell camera upon arrival. Had I known this, I would have not booked here. This is in no way a secure connection for sharing personal info and an invitation to identity theft. I asked the manager, via SMS text if I could send a photo of my license, but she refused.Upon arrival, the Nest thermostat could not be set below 73. The listing states the thermostat is locked between 68 and 75. 68 is likely only an option in the winter.With the thermostat in the living room set at 73 at night, the master bedroom was 78-80. I know this because I bought a thermometer to check it. I slept on top of the covers and did not get a good night’s sleep any of the four nights.The guest bath tub dripped continuously during my stay. With the door closed, it wasn’t too bad.This place is probably great 8-9 months out of the year. If you live out there, 78 might be fine for sleeping, but not for me.
