* This mountain cabin may have icy or slippery roads in winter, even if maintained. All-wheel drive and winter tires are strongly recommended. For evening check-ins, please be aware that there are no city lights, and roads will be dark. Drive slowly and exercise extra caution when going up the hill.
* Steep Road Access: The road leading up to the cabin is steep. We recommend using a 4x4 vehicle year-round. Snow removal service will be scheduled once snowfall reaches 3 inches.
* Maintenance: Available during business hours (8 a.m.–5 p.m.) for non-emergency requests.
* The primary renter is required to SIGN the Renter`s Agreement before checking in. This document comprehensively outlines the rules, policies, and terms governing your stay with us. By signing, you acknowledge and commit to adhering to these regulations throughout your tenure at our property.
* Reservations made by local residents require additional review and approval before confirmation.
* Any request to host a small gathering that exceeds the standard occupancy limit will incur an additional $250 fee.
* All gatherings are subject to prior approval by management and must be disclosed before booking. Please note that visitors are not permitted to stay overnight
Cancellation policy
- We offer free cancellation or a 100% refund of the amount payable if you cancel 30 days before the check-in date. If canceling, we will charge a processing fee (to cover credit card processing and administrative fees).
Additional Rules :
1. If any issues arise during your stay, it’s essential to communicate with us promptly. Good communication between the guest and host is critical to ensuring a smooth and successful stay. You should respond to us (the hosts) within 24 hours when we reach out to resolve an issue. In certain situations, we may need to send our case manager to review the situation in person to fully address any concerns.
2. It is a `must` to read the entire listing description and the house rules of our property. If, in this case, you DO NOT read over our listing description or house rules and are not comfortable with something that is clearly stated, we will uphold our cancellation policies.
3. For hot tub:
- The hot tub is regularly maintained after every guest`s check-out. However, if you leave it partially filled with dirt and trash scattered around, a fee of $350 will be imposed to cover the cost of draining and refilling the hot tub, as charged by the hot tub company.
- Children are under constant supervision and are never left alone. Diving, jumping, or frequently entering and exiting the tub should be avoided. Any damages will be incurred by the guest.
4. No unregistered guests/visitors unless preapproved
5. Quiet Hours: 10:00 PM – 8:00 AM
To respect our neighbors, outdoor amplified audio (including TVs and speakers), as well as loud gatherings, are not permitted during quiet hours. Please move any conversations or entertainment indoors after that time.
6. No parties or events unless previously organized in writing with the host. If there’s evidence of a party or event, there’ll be an additional charge of $200.
7. For noise complaints:
7.1 If we receive any noise complaints from neighbors, a security guard will be called out to the property at a cost of $85 to guests for the first call-out.
7.2. If security is called a second time during your stay, you will be charged a $250 fee and be removed from the premises with no refund of your stay.
8. No smoking anywhere in this house. If we find evidence of smoking anywhere in the house, you will be charged $300 for extra cleaning.
9. Follow state laws when using a fire pit. Please make sure not to leave fires unattended.
10. If bringing a pet:
10.1 We don`t allow puppies (less than 1 year old), German shepherds, or huskies. No cats allowed.
10.2 A pet fee of $75 is required. Please message us to let us know so that we can send a request for the deposit.
10.3 Please clean up after your dog (pick up your dog`s poop)
10.4 No pets allowed on furniture or beds.
11. The Host is not responsible for items left behind. A $65 fee applies for return shipping and staff handling. Items not claimed within 14 days will be discarded.
Follow all check-out procedures:
1. Take out all trash
2. Wash dishes/start dishwasher
Note:
* A $200 extra cleaning fee may be charged if the home is left unreasonably dirty and requires more work than usual to clean (for example, mud on the couches or pet hair on furniture/beds ). All damages will also be charged to the guest.
* Check-out time is scheduled for 10:00 am on the day of departure unless previously agreed upon with the host. If the guest is more than 90 minutes late checking out, the guest will be charged $200.
* Any costs incurred by the host as a result of a late check-out will be passed on to you.
* The Host is not responsible for items left behind. A $65 fee applies for return shipping and staff handling. Items not claimed within 14 days will be discarded.

Overall everything was awesome from check in to check out. We had my father who is in a wheelchair and this place was perfect for him to get around in. The awesome patio is where we spent most of our time. The only semi-negative thing was the kitchen was missing a large fry pan or skillet. Our family likes to make big family breakfasts and had to make our scrambled eggs in a pot. We made it work! Otherwise they had everything else for the kitchen. The road up to the cabin could use a little TLC but I know that’s probably on all the cabin owners up there to get gravel on.

We absolutely loved this property. It was perfect for a family that gathers regularly with an emphasis of spending time together playing games! The game loft was delightful and exactly what we needed. We had plenty of space to play, eat, and hibernate as needed and the space and layout were perfect! We took full advantage of every amenity, from the hot tub to the shuffleboard. We do not like to travel without our pups so being able to enjoy our Thanksgiving surrounded by our family and not having to stress about finding a pet sitter made this stay magical! We could not be more pleased with the stay! 4 King-sized bedrooms is a rare find and even more rare that the beds and seating were very comfortable! We will look here first next time we head to the Hills!

Beautiful location and really nice house. We stayed 4 nights, 3 full days it rained non stop. We did our best to keep it clean with 2 large dogs it was tricky. Unfortunately the only towels provided were white and the amount of mud due to the non stop rain made for a mess. Other then that we loved are stay. Would recommend but if you have dogs and rain is in the forecast bring your own towels and cleaning supplies, they have a broom and paper towels. Would absolutely be 5 stars but i feel like the weather made for some poor circumstances, again with dogs. I think if there was maybe some cleaning supplies on site, a hose outside to rinse off muddy paws etc. it would have been one of the best places to be able to bring the pups along.
