Property Rules & Important Information

Horse Stables
• Six luxury horse stables with water and feeding accommodations are available for guests bringing their own horses for an additional fee.
• Horses are not provided and will not otherwise be present on the property.

Smoking
• No smoking is permitted inside the house.
•Smoking of any kind, including cigarettes, cigars, vaping, and cannabis, is strictly prohibited indoors. A $500 charge will be applied for any violation of this policy.

Pets
• No pets are permitted.
• If pets are approved in advance by the host, the fee is $150 per small pet and $250 per large pet.

Pool & Hot Tub
• Pool and hot tub heating must be arranged and paid for in advance with the host.
• Pool heating requests must be made at least 24 hours in advance. The pool holds approximately 45,000 gallons and can take up to 24 hours to reach the desired temperature.
• Pool heating: $250 per day
• Hot tub heating: $85 per day
• ALL CHILDREN MUST BE SUPERVISED BY AN ADULT AT ALL TIMES WHILE INSIDE THE GATED POOL AREA.

Landscape & Grounds
• The property features natural landscaping, including several cacti and large rocks. Please respect all plants and landscaping.
• Children should be closely supervised around cacti, rocks, and other natural areas of the property.

Personal Belongings
• The host is not responsible for personal belongings left behind after checkout. Please carefully check all bedrooms, bathrooms, closets, and common areas before departing.
• Please do not remove any property belonging to the home, including towels, linens, pillows, décor, cookware, pans, knives, or other household items.

Noise & Parties
• No unauthorized parties or gatherings are permitted.
• Loud music or excessive noise that may disturb neighboring properties is strictly prohibited.
• The property is located in an area with a noise ordinance, and guests are expected to comply with all applicable quiet-hour and noise restrictions. Quiet time begins 9:00pm to 8:00am.

Weapons & Illegal Substances
• Absolutely no firearms, weapons, illegal drugs, or illegal substances are permitted on the property.

Guest Count & Additional Guest Fees
• The reservation includes up to 16 guests.
• Groups exceeding 16 guests are subject to an additional guest fee of $50 per additional guest, per night.
• All guests must be accurately reported and all applicable additional guest fees must be paid.

Security Cameras
• For the safety and security of the property, exterior security cameras are located throughout the outdoor areas.
• There are no security cameras inside the house.

• The host may be contacted at any time during your stay with questions or concerns.

Failure to Follow Property Rules
Failure to comply with these rules may result in termination of the stay and removal from the property, subject to the booking platform’s policies and applicable law. Guests may also be responsible for applicable damages, fees, or other charges resulting from violations.
