The shuttle can be requested on demand by calling directly. Please note that the shuttle service has limited space and may not accommodate large items or beach wagons.

• Registered guests only: Only guests on the reservation may stay; no unapproved visitors/overnight guests without written approval.
• Age + primary guest: Primary guest must be 25+ and present for the entire stay.
• No third-party bookings without approval (may be canceled).
Check-In / Check-Out
• Check-in 3:00 PM / Check-out 10:00 AM. Unapproved early check-in/late check-out may incur a $100 fee; departures 2+ hours late may be charged an additional night.
• Leaving early? Please message us so we can notify cleaners.
Noise and Events
• Quiet hours 10:00 PM–7:00 AM. No parties/events/large gatherings; no commercial filming without written approval.
• Violations may result in fees (starting at $500), damage charges, and removal without refund.
Smoking and Pets
• No smoking/vaping/illegal substances inside, on balconies/patios, or in shared areas ($350 cleaning fee if violated).
• No pets due to allergies; service animals allowed as required but must be disclosed in advance. Unauthorized pets may incur a $300+ fee.
Respect the Home
• Shoes off at entry (sand), be careful with luggage, do not move furniture, use coasters, and wipe spills/stains right away.
• Use bathroom drying lines; no wet towels/swimsuits on furniture/doors/floors.
• Please don`t move the furniture
Cleanliness
• Please leave the home reasonably tidy: start dishwasher (if used), dispose of trash properly, and return furniture/decor to original placement; excessive mess may incur additional cleaning fees.
Damages, Missing Items, and Reporting
• Guests are responsible for damage beyond normal wear/tear and missing items (replacement cost); report damages immediately.
• Report any cleaning/maintenance concerns within 12 hours of check-in so we can address them.
Keys / Fobs and Personal Items
• We’re not responsible for lost/stolen/abandoned items; found items can be returned at your expense.
• Lost key cards/fobs (if applicable) incur a $100 replacement fee.
Parking, HOA Rules, and Local Laws
• Park only in designated driveway/garage; unauthorized vehicles may be towed.
• Guests must follow HOA rules and local laws; fines from guest actions are the guest’s responsibility.

• Bins out Tuesday afternoon or later; return to garage by Wednesday end of day; never store bins behind the townhouse.
• Late return may result in a $50 HOA fine charged to the guest.

• Do not dry towels on front/patio railings; dry indoors only (HOA penalties may apply).
Golf Carts / Electric Vehicles
• Never drive/park on grass or sand; carts must be parked inside the garage.
• Driveway stops are max 30 minutes; renter/owner must be present for delivery/pickup.
• Over 30 minutes in driveway may result in a $50 HOA fine charged to the guest.
Amenities, Refunds, Liability, and Disruptions
• Community/shared amenities (if provided) are use at your own risk; access may be restricted without notice and no refunds for closures.
• No refunds for issues beyond our control (power, internet, HVAC, weather, HOA/community restrictions).
• Guests use the property/features (stairs, balconies, equipment) at their own risk; we’re not liable for injuries/accidents/lost property.
• We’re not responsible for disruptions due to natural disasters, pandemics, weather, or government mandates; travel insurance is recommended.

This property was absolutely beautiful and looked exactly like the pictures in the listing. The spaces were very clean and very well kept. Dan was great to work with throughout our entire stay. Highly recommend!

My wife and two middle school daughters stayed. The property was very clean, which we are very picky about, but were very happy. The community was very calm with good amenities. I used the gym and it was great. We did not use on-site pool, but it looked nice. The private pool on the beach was a small disappointment as it was very crowded each day to its small size, but if you have smaller kids it could be a life saver.
The walk to the beach is only 10 mins and there is a public access right across from the community so I would drop the family and all the stuff then take the car or golf cart back and walk by myself. Don’t wait for the shuttle, it took an hour when I called for it due to how big the community is and the walk is fairly pleasurable.
The owner/property manager was wonderful to work with. Our only notable disappointment was the pressure in the showers. It was a bummer because we love a good shower, but it’s no where near a deal breaker just something to be ready for if you stay.
It was a great rental and we loved every minute there.

The home looked exactly as pictured and described. Great location. First street closet to the beach. The floor plan worked great for our family. The three kids in the bunk room, My husband and I in the room closest to the kids then my parents had the master. Everyone had their own space if needed. Beds were extremely comfortable. Kitchen had everything we needed. Loved the first floor landing so no sand made it to the main living room or third floor where the bedrooms are. Loved having access to the golf cart. Dan was always very quick to respond with any questions I had.
