Third party amenities, such as electricity, gas, and internet are beyond our control. In the event of service interruption beyond our control, you agree that you are not entitled to, nor will you seek compensation of any kind, including partial or complete refunds for any such interruption.
While we try to go above and beyond to accommodate our guests, we cannot offer early check-ins or late departures. This is to allow our cleaning crew ample time to make sure your cabin is thoroughly cleaned and sanitized before and after your stay.
Note: 100% of the cleaning fee goes to a local single mother that does a great job.
Cleaning Company provide ONLY A starter pack includes: coffee packets (2), laundry detergent (1), dishwashing powder (1), dishwashing liquid (3oz), kitchen sponge (1), kitchen towels (1), paper towels (1), (2) toilet paper per bath, body soap, shampoo, and (2) garbage bags for each garbage can.
We have in effect very STRICT HOUSE RULES due to unfortunate guest behaviors. Please follow the house rules including the following:
Extra persons exceeding your booking are not allowed to stay in the property. We have cameras outside the property checking number of guests and security at night checking the premises for no extra guests. Exceeding the maximum number of occupants is considered a breach of contract and you will be asked to leave the premises without refund.
Max Occupancy 12. Exceeding max number of occupants is considered a breach of conflict and you will be asked to leave the premises without refund.
Events allowed: birthday parties, family gatherings, weddings Max Attendees 12.
No pets allowed. Bringing pet(s) is in breach of contract and you will be required to leave the premises immediately without refund.
LOST & FOUND
We are not responsible for lost or stolen items. Please check your Cabin thoroughly prior to your departure for any personal belongings. If you notice you have left an item behind, please call us and every effort will be made to locate the item. We are not responsible for items left in your unit by you or other rental guests that may have occupied the Cabin before you. If you locate any items in your unit after check-in that do not belong to you, please let us know immediately.
You must be 21 years old to rent this cabin, I.D required at check in. Person making the reservation must be present during the entire stay.

Wonderful location and perfect on first floor for my sister who is in wheelchair. The doorways were perfect for wheelchair and roll in shower on main floor. The entrance was so easy with her. My mother who is 86 had no issues on stairs. We did see bear first night at the cabin that was exciting! Drive up was “normal steep roads” for Gatlinburg mountain. My only wish was a hottub outside vs inside. (But we of course knew that it was inside from pictures.) House was 100% clean with no issues. We enjoyed the outside table area as well! Thank you again and we look forward to our next time there at that location! We’ll be back!

The home was very clean and comfortable and the host communicated quickly. The hot tub was key after a long hike. Plenty of blankets and room for all of us. We would have liked a few more towels for shower & the hot tub. So plan accordingly. Otherwise the house was well stocked and cozy. We even saw a couple of young bears right down the road. Would book again!

Gorgeous cabin. Conveniently located. Parking was a little tight for 2 larger vehicles but it was doable. We saw bear everyday! Host was quick to respond and answer questions.

The property was advertised as “new” it’s not at all new. The HVAC unit on the top floor was not working, we advised our host of the situation, he claimed it was fixed, it was not. I contacted him the following day and again advised him that it wasn’t working. He said he have a repairman come out and fix it they did come while we were there. The temperature Sunday night thru Wednesday night was extremely cold and there was not on the top floor.. my grandchildren had to sleep on the sofas on the main floor due the lack of heat on the top floor. I didn’t pay that amount of money to have my grand children to have to sleep on sofas. I’m not at all happy with the lack of attention by our host.
