EXTERNAL
Beautiful villa with private pool and garden, set in a breathtaking landscape, just 5 minutes from the center of Assisi. Ideal accommodation for families or couples of friends who want to spend a holiday in the name of nature and tranquility, with the possibility to easily and easily visit all the cities and villages of the green Umbrian valley. The villa is located in the center of three hectares of land with well-kept trees and plants. A gentle brick staircase leads us to the entrance courtyard in front of the main facade of the villa which was built around the 90s in place of an old ruin, using ancient materials. From this position you can see, in the distance, in all its grandeur, the Basilica of San Francesco d'Assisi.
The property is surrounded by a delightful and well-kept private garden with a green lawn, flowers and plants. The beautiful swimming pool (8X15 m.), Bordered by rose and hawthorn hedges, is located on a lower level. At guests' disposal, in this area, sun beds and deck chairs for sunbathing comfortably, a gazebo with table and chairs, a dressing room with bathroom and shower. Among the outdoor spaces there is a large courtyard paved with ancient bricks and shaded by a large country tree. Here, thanks to the dining table with chairs, it is possible to enjoy meals in the open air enjoying the enchanting panorama that goes from the Umbrian countryside, to the basilica of Assisi, to the two fortresses. On the side of the courtyard there is a porch with two ancient washbasins, a stove, a wood oven and a barbecue.

INTERNAL
The property, arranged over three floors, is finely furnished with carefully researched furniture, rugs and paintings from various countries of Europe and Italy. The recurring colors are the yellow of the gorse and the blue of the lavender and the sky.
It has 4 double bedrooms on the first floor and a double bed placed in the room below the living area, for a total of 10 beds. Also divided on the various floors are 5 bathrooms.

GROUND FLOOR
The ground floor is very bright thanks to the large windows that are present. After crossing the entrance, on the left you enter a large and comfortable lounge with sofas, armchairs and TV, from which you can enjoy a beautiful view of Assisi and the Basilica of San Francesco. To the right of the entrance we find the spacious dining room with wooden table for 10 people. Also from here, thanks to two large windows, you can enjoy a breathtaking view of Assisi. The dining room leads directly into the lovely kitchen, equipped with a breakfast table, fireplace, dishwasher, oven, fridge, freezer, microwave and coffee machine. The kitchen has a glass door from which you can exit directly onto the courtyard equipped for outdoor lunches and dinners.
On the floor there is a service bathroom available to guests.

FLOOR BELOW THE DAY AREA
On the lower level there is a large living room (with comfortable double sofa bed) divided into two rooms by a large two-faced fireplace.
From the sitting area two large glass doors allow direct access to the garden. The floor ends with a nice bathroom with tub and a laundry room.

FIRST FLOOR
The upper floor, accessible via a convenient staircase, is dedicated to the sleeping area. There are 4 double bedrooms (2 of which with separable beds) and 3 bathrooms with shower. Magnificent views can also be enjoyed from the bedroom windows. In addition, one of the bedrooms leads to a mezzanine lounge connected to the lounge below by an ancient wooden staircase.

There is Wi-Fi in all rooms and air conditioning in the bedrooms.
