Amazing stay at Irene’s place! Place is even better than pictures - so much space!! Ideally for group of 15. Very clean. Easy check in - Irene was there on arrival. Communication with Irene was amazing - answered so many of my questions. Even transported us to supermarket to do our shop (at a cost). Location very remote so car needed. But great if want to be away from it all! Irene was great in helping to organise and cook for us twice - pizza and private chef. Only feedback would be that we price we paid for private chef, it would have been nice for table to be laid and tidy up after as we would expect if paying for a chef to come in. Amazing stay - highly recommend!

70th Birthday for my husband, our 5 children and their partners and our 7 grandchildren joined us so we were a large group. Absolutely beautiful villa and plenty of space for everyone. We could sit all of us together at one table either in large dining room or outside patio. Fully equipped industrial kitchen was amazing. Booked pizza making for kids one night and a birthday dinner was catered again by the lovely Gina another night. Much gratitude for making our stay and my husbands birthday so very special.

The house is perfect and you find everything you need! The kitchen is very big and well equipped. The outdoor area is well maintained and the pool area is perfect to relax!

We spent 1 week of holidays with totally 14 friends between 28 and 35 years old. We do that every year and this has been the most amazing place over all in ~10 years. The cottage is located on a hillside of a beautiful landscape with no-one in the closer surrounding. A dirt road of ~1 km takes you from the village road to the house. It is ideal if you want to spent time on your own with your friends and family without the need to be too cautious towards neighbours. The house is super clean and welcoming, the owners are really nice and do extraordinary lasagne :-). The kitchen is an industrial kitchen and we didn't expect it to be THAT great. So well equipped and easy to clean that we will always look for something similar for our future vacations in big groups. The bedrooms are all nice and with their own bathroom. And the cottage is the best! Same for the whole area - Green grass, a nice big tree in the backyard, fruit trees and a beautiful flower garden, all kinds of herbs growing in front of the cottage, and enough space to spent time together or alone. Fun games? There is a pool billiard table, table tennis, and a variety of table games for everybody. The pool is super clean and was recently equipped with a massage at its end. Chillout area and several lies around the pool. The landlord cleans it every day early in the morning from bugs and leaves that fell into the water. Very recommendable is the self-made pizza. Make sure to ask the landlord to prepare pizza one evening in the Stone oven in the garden. They are the best you ever eat and she will prepare as many as needed for a super fair price per person. Another "must" is to do barbecue in the garden. You must go to the village Sant Angelo in Pontano and visit the butcher! She speaks no English but is so super nice and communicative that you will get what you need. And be sure that you will enjoy every bite of your meat. It is all from surrounding farmers and super tasty and fresh! Also recommendable is a visit to Assisi, to the beach and if you like hiking, then also to the Highlands of Monte Sibilini. The only thing to improve the visit were the beds where the mattresses and beds were rather old and hard or soft, depending on the room. We already informed the landlord and when we left, we saw a big load of new beds arrive. With the new beds, there is really not much to improve! 100% recommendable without doubt!
