About this bed and breakfast

Modernized Beach Guest House with Fully Equipped Kitchen, Living Room, 2 Bedrooms. Living Room has Futon that sleeps 2, Master has King Bed, Second Bedroom has 2 Twin Beds (can convert to King) Bathroom has tub/shower combination and plentiful storage. Courtyard is enclosed and catches Bay and Ocean breezes. Free Wireless Internet and Cable TV. Close to it all - beaches, boating, dining, kayaking, paddle boarding, fishing, entertainment, surfing., basketball and kids play areas.

We take pride in the cleanliness of the home. Sanitizing and disinfectant products are used during the cleaning process. Linens are professionally cleaned and pillows, comforter inserts, and mattress pads are cleaned using a sanitizing wash and sanitizing dry cycle. I have removed some of the decorative items that are not easily cleaned so the home may seem a bit plainer than you viewed on this site. I hope that this gives you an added peace of mind during your stay.

Second time our family of five have stayed here. Right in between the bay and the ocean. Perfect location and the two bedroom home is very classy modern chic with an air conditioner in the main bedroom that flows into the living room. Spotlessly clean. Washer dryer. Owners very responsive.

Amazing low stress trip. The communication and booking process with the owner was so easy. You had your own access and keyless entry. The place is in a great location….. so close to the beach you can walk in 5 minutes. The Laguna Crest Winery tasting in a must to visit. Go there on Tuesdays and the owner is there with 80s rock and roll music. Don’t miss out on such a great place to stay in Newport. Thanks

This little spot is in the PERFECT location. Close to the actual beach, food & shops, and all roads to either LA proper or San Diego for sightseeing. The space was great for 3 people, and while on the bathroom is small (as anticipated) it was still plenty of room for everyone to relax as needed. Parking was easy to find, being it was a quiet post holiday week, and we all very much enjoyed the quiet neighborhood & great light in the space. Would absolutely stay again!

This house is very close to a beautiful beach that is excellent for young children. You can also go to the beach across the street and play in the waves. This was a great option when you have Younger and older children. We took the trolley to fun zone!!! Went parasailing for my daughter’s 13th birthday!! What a great trip!

We stayed here over Memorial Day for our son's High School Graduation. Price was very affordable. House was so beautiful and perfect for what we needed. The host Cindi was so nice and accommodating. She was very quick to respond when I had questions. The beach was a 1/2 a block away. We had the best time and absolutely loved the property! Definitely will come stay again! Thank you Cindi!

You just can’t beat the location of this place! We had a good stay and communication with the property owners was easy and good. I just have two small quibbles: first, it’s impossible to appreciate how small the bathroom is without experiencing it for yourself. You cannot sit down on the toilet with your knees forward. My second quibble is that the main/big bedroom is not actually fully enclosed. There are some sliding doors between the living room and the main bedroom, however they do not go all the way to the ceiling. This means that if someone is in the living room with a light on or making any noise at all, the people in the bedroom will experience whatever is happening in the living room – and vice versa. I wish that the pictures on the listing would have shown this. Overall though, the location made up for it!

We really enjoyed staying at Cindy's house. It's a very convenient location, especially with kids: two great playgrounds with beach are within walkable distance. Everything is present (including dishwash / laundry tablets, etc.), fully stocked kitchen equipment etc. The place is clean and has a nice vibe to it. No garage but it was easy to find free parking very closeby.

As described in other reviews, this is an excellent location. A few tweaks to the property would make it exceptional. The king bed is cheap. It makes a lot of noise when you move and there is no head board. And the pillows suck. The kitchen is decent, but there is no real place to sit and have a meal. Get rid of the junk furniture in the "living room" and add a table and chairs for dining. We had a great time, but for the money, I find a hotel preferable. And, oh by the way, the bathroom is a crackerbox.

Wonderful location, a short 5 minute walk to the beach. Perfectly situated between both piers. Good communication/responsiveness from hosts. This rental could easily be a 5 if the main bed that creaks terribly every time you turn over was replaced, along with new bed pillows and area rug replacement with non-shag area carpets.

I recommend staying at this beach house! The hosts are responsive and gracious. The home was very clean, and the kitchen was well appointed. The beds were comfortable and plenty of linens. Each room has a large TV, where you can access your streaming services. We enjoyed breakfast on the patio each morning. You can easily access the beach across Balboa on the ocean side. On the bay side, it’s a reasonable walk to Mother’s Beach and W Bay Beach. There are beach towels, toys, boogie board and chairs to use, which means less to pack. There’s also a washer and dryer (with detergent and dryer sheets) if you want to pack fewer clothes and wash them. Overall, very satisfied with our stay. Thank you!

Property was clean, easy to find, close to the beach. It was so nice to have a kitchen to maintain routine with the kids, close to the beach for mid day rest! But off the main sand strip away from the hussle and noise of bikes, kids, parties etc. we rented bikes to ride to balboa pier, And walked to Newport pier easily. The bay beach and park were perfect for morning coffee, just a block away. Thank you for hosting our family.

The property is great. The down fall is parking, you can’t park In front you park on the street and make sure it’s not on a street cleaning day. The unit is perfect for three people. You can walk to restaurants and shops.
