The villa is surrounded by a large, fully fenced park, with open garden spaces and a small stretch of woodland.

The villa spans approximately 300 sqm and combines the character of a traditional farmhouse with comfortable, well-designed interiors.
Main Living Spaces: on the ground floor, the house opens into a spacious living room centred around a stone fireplace, creating a warm and inviting atmosphere throughout the year.
The fully equipped kitchen connects directly to a panoramic veranda, making it easy to move between indoor and outdoor dining, with a built-in barbecue for shared meals.
First Floor Layout
Accessible via both an internal staircase and a traditional external loggia, the upper floor includes:
A comfortable lounge with sofa bed, two double bedrooms, one twin bedroom, two modern bathrooms
Boutique Independent Annex: aseparate guesthouse offers additional privacy, with one double bedroom, one twin bedroom and one full bathroom.
Ideal for couples or younger guests who prefer a more independent space.

Wow! What a villa. The location, the property, the rooms, the ambiance - it was all perfection. We were a family of 9 (5 adults, 4 children), and it was plenty of space. The 3 teenage girls loved having a separate guest house to themselves, while the rest of us were in the main house 20 feet away. The pool was refreshing, and there were so many outdoor spaces for meals, drinks and relaxing throughout the week. The villa is about 15-20 minutes from Cortona and about 8-10 minutes from Castiglion Fiorentino (with a convenient train station). Alessandro and Elisa were lovely hosts. Great communication, seamless check-in and check-out process, and they even cooked a homemade Tuscan feast for us on our last day. Highly recommend this property for those looking for a Tuscan vacation getaway.
