The Space:
Please note that we have a strict NO PARTY policy. Any parties or noise complaints will lead to penalties and fines.
This home is located in a quiet beach residential neighborhood so please be respectful! Perfect location for everything you need. The Coco Cottages are a very short drive to the beach, Bold Bean coffee shop, Starbucks, Whole Foods and Publix grocery stores, shopping and restaurants. This clean and freshly updated home includes 4 smart TVs and fast 500 MBPS Wi-Fi!
The backyard is fully fenced for your own privacy, with a heated pool set up for water volleyball. You can enjoy the Florida weather with your outdoor dining and propane grill. The whole family will enjoy the putting green, cornhole, and fire pit area.
*** Pool heaters are turned off 6/1 - 9/15 Guests use the pool at their own risk. No Diving allowed ***
Please note: all modern pool heaters are technically unable to heat water once the outdoor temperature drops below ~55°F. This is a universal equipment limitation, not specific to our property, so we encourage guests to plan accordingly during cooler months,
Garage has been converted to a game room with a pool table and shuffleboard table!
The kitchen is complete with appliances, cooking ware, dining sets, Keurig coffee maker, blender and everything you will need to feel at home!
There is a guest manual with a local's guide including our favorite places such as Taco Lu, Casa marina rooftop for sunset, and best brunch spots. These units is less than a 1.5 mile distance to SoNapa Grille, Cruisers, Breezys Coffee shop and Eleventh South Bistro.
The property also has a washer and dryer with laundry detergent for your use in each unit.

Comfortable couches and an air mattress are included, so you can comfortably sleep 10 people!
All three of the clean and updated bathrooms have towels provided for each guest as well as soap and shampoo.
We partner with local bike, beach equipment and golf cart rental companies who can drop your rentals off right at the property.

0.3 miles from Sunshine Park: tennis courts, playground, turf field and beach volleyball courts. If you would like to rent bikes (our favorite way to get around) or surfboards, you can call Beach Life Rentals. They will bring them right to you!
We also have a free service at the beach called Beach Buggy. An app where they will pick you up and take you anywhere at the beach for any tip! It's a very convenient way to get around the beaches!

- Please note that if the propane tank for the grill is empty during your stay, it's the guest's responsibility to refill it. We recommend checking the tank upon arrival to plan accordingly. We are happy to reimburse one propane refill with a receipt.
-Pool heater is turned off 6/1 - 9/15. Our heater will be on 9/16-5/31 for 24/7 at the Standard heated temperature. SWIM AT YOUR OWN RISK. We have pool maintenance come 2x a week!

-Trash/recycle days are posted in the house and in our house manual. We would appreciate if guest could take the bins out on the specified days.

This was our first vacation in Jacksonville, and we had such a wonderful experience. Loved the location of this home - convenient to so many stores and restaurants. And the home itself was very charming and comfortable. The outdoor amenities - pool, putting green, and fire pit - all got lots of use while we were there. We really appreciated the excellent communication with the owner(s) before and during our stay. They really went above and beyond to help make our stay as comfortable and enjoyable as possible. Wonderful memories were made!

The house is very accommodating with 2 separate areas - main house and small apartment in different structure. We enjoyed the game room, but the pool table was not leveled, and the shuffleboard table was not usable when we arrived. Through another review, we understood that the shuffleboard table was not maintained so we brought professional materials to wax and sand the table and left sand behind for future guests' enjoyment. We had made a special request to monitor the cleaning of the house to allow guests to get dressed for a wedding. We had zero expectations about getting in a 1/2 hour early but were told that as soon as the host heard from the cleaners we would be contacted. Expected a touch more southern hospitality as we reached out 3 weeks before arriving and explained that we had a 5-month-old and 2 yr old to get settled. Never received the call and my daughter arrived late to the wedding she was attending. 30 minutes would have made a difference and was not too big an ask to have the host check with the cleaner ahead of time.Fire pit and putting green were a hit. All in all great trip to Jacksonville Beach
