Bedrooms & Suites — Sleeps Large Groups Comfortably
5 bedrooms, 4 bathrooms. Two primary king suites with en-suite baths, blackout coverings, and double vanities (upstairs suite adds a private balcony and soaking tub; downstairs suite has a large stone shower). Three additional guest rooms with queen beds — one main-floor queen suite with a large private bath, plus two upstairs bedrooms (one with a private balcony and pool view, one with mountain views, large bathroom, double vanities, and a large shower).
Guest essentials provided: body wash, towels, washcloths, makeup towels, pool towels, aloe, toilet paper, paper towels, cotton swabs, tissues, and cleaning supplies. (Shampoo and conditioner are not provided.)
Chef's Kitchen
Stone counters, stainless appliances, double oven, Capresso coffee maker, standard coffee maker, French press, and a bean grinder — built for guests who love to cook and entertain. Dine in the formal dining room, casual breakfast nook, or poolside outdoors.
Private Desert Oasis Backyard
Private pool and spa, mountain and valley views, lush landscaping, flowering trees, custom lighting, a large gas BBQ, outdoor dining, a furnished outdoor living room, and egg chairs for lounging. Pool & Spa Heating
Available for $125/day. Pool is maintained at 88°F; text "spa" to activate spa heat and allow 45 minutes.
Pet Friendly
Pets welcome with pre-approval. $500 non-refundable pet fee. All pets must be approved before arrival. Unauthorized pets or guests beyond city limits may result in penalties or eviction under Palm Springs vacation rental regulations.
Palm Springs Vacation Rental Rules
To comply with City of Palm Springs regulations, guests must provide a photo ID, a signed rental agreement, and a signed rules acknowledgment. The primary renter must be 25+, must be the first to check in, and only registered guests may stay — no subletting. Quiet hours are 10 PM–10 AM; please keep music and noise inaudible outside the property per city ordinance.
Property Maintenance & Safety
Pool service Tuesdays & Fridays (early morning); landscaping Thursdays. Fire extinguishers are located in the kitchen, master bedroom, and BBQ area. This is a non-smoking property. Due to high desert fire risk, fireworks, open flames, and tiki torches are prohibited — please turn off the BBQ and fireplaces (both natural gas) when not in use. The den fireplace is currently non-operational; two other fireplaces are available.
A Note on Air Conditioning in the Desert
To keep cooling systems running safely and efficiently during peak summer months (regularly 100°F+), thermostats are maintained within ranges recommended by local HVAC professionals for desert climates. Thanks to the Coachella Valley's low humidity, the home feels noticeably cooler than the same temperature would elsewhere — most guests are pleasantly surprised. Please keep doors, the garage, and sun-facing window shades closed during the hottest parts of the day. Setting the thermostat to extreme temperatures can cause system failure and loss of cooling — we appreciate your cooperation in helping keep the home comfortable for everyone.
Security Cameras
Exterior cameras (driveway, front door/doorbell, exterior deck areas, pool exterior wall, backyard hillside, and HVAC equipment area) are installed for property protection only — no interior monitoring.
