We had the place for a brief stay in the summer. There's an impressive count of beds and a good use of space, still with plenty of couches and porch chairs and such. It overlooks the only stables in Red River, which was a nice bonus as we enjoyed seeing the horses hang out after a day of moving around visitors on trips. (It didn't smell like horses, it was far enough away). We really loved our stay. It seems like a great place for maybe one to three families with kids depending on how many kids.

What a perfect spot. We loved the spaciousness and just enough distance to help you feel like you're more in the country. Loads of beds and a good kitchen stocked with plenty of things you'd need to make most meals. Wifi worked alright and I couldn't tell you about the TV as we didnt use it. They appeared to have DirectTV.

The property was nice and spacious, but needed some maintenance on door closures and lighting that would not turn on. Location was not ideal as it was directly behind the horse stables so was a little smelly and had some flies. Cooking skillets were old and hard to use. Oven was old and hard to use as well. No bathroom on the second floor.

Our stay consisted of checking in on Thursday the 27th of June. Check out was July 1st. The house itself was clean minus one sock that was left under the master bedroom. All appliances worked as expected, plenty of hot water for showers although the shower temperature was finicky to control. Beds are comfortable. WiFi works well although I only used it for a few minutes Would like to see more towels and wash clothes for the bathrooms, only five in our stay had to wash towels daily to keep up, (recommend bring extra if there are more than 5 in your party) The outside was unkept and in dire need of mowing/weedeating and general care, fire pit chairs overturned (we felt not intended by staff/owner due to the randomness). Improvement with parking or recommendations for finding large truck/trailer (F-250/16 foot trailer) parking would be very benificial. We found a spot down by the convention center that allowed parking for larger truck/trailer combinations. The main reason for a less than stellar review is the odor from the riding stable across the street and the way the neighbors keep their properties in such disorder
