Our trip to St. Armand's was great and the accommodation had everything we needed. The space was more than adequate for my husband, toddler and I. The bed was comfortable, the kitchen had what we needed, the bathroom was a bit small but worked for us. Great amount of beach chairs, umbrellas and toys. There were some missing keys and parking pass at the beginning of our stay, however the team at iTrip was very responsive and quick to rectify. I would recommend this location for a trip to Sarasota/St. Armand's.

Peaceful and relaxing grounds; huge pool, hardly anyone there. If you want noise, restaurants, and people-watching, that's just two blocks away. I couldn't ask for a better mix.

Lovely property consistent with its listing. Exceptionally clean with commercially cleaned linen and towels and non-carpeted floors. We felt comfortably “at home” while enjoying quick access to all that St. Armands and Lido Beach have to offer. Property managers checked in frequently and immediately responded to any questions. We’d happily return.

ProsKingston Arms - Excellent, central location of property to many attractions. Easy ability to walk around the corner to St Armands Circle for food, drink and shopping. Walkable to local beaches. Mostly quiet at night and early mornings.Appliances in condo 23B were working well, though microwave was a bit dated...but still works. Water pressure, hot water, heat (cold week in FL) all worked fine. TV and apps worked fine as well.Condo had beach chairs and umbrella, so going to the beach was easy.Management Agency communicated often and thoroughly across all areas, except for comment below. ConsBooking/Management agency very communicative, except on weekends. I sent a note that the Wi-fi was not working on Friday and it took a few days to get a response with the solution. The information in the room appears to be dated and newer information was available. Finally got connected, but most of our vacation was over. Able to work around through hot spots and wi-fi at other locations.Furniture was dated and outside of the bed, hard as a rock. So uncomfortable, that by the 5th day my back started going out and sciatic nerve started kicking in. Spent the last 3 days of vacation in pain. The couches are the worst. The bed is OK, but lumpy. The furniture and the back and nerve pain it caused, unfortunately outweighed the good, so 3 stars is best that can be given. Hopefully the owners address these shortcomings for the next guests.
