About this villa rental

Summary:

A prestigious detached villa in The Broads, with a private hot tub and spacious enclosed garden, offers comfort and space for larger family/business groups and friends, while overlooking the River Bure and just a short stroll away from Horning.



To cater for guests with mobility difficulties we offer one bedroom on the ground floor and an extra ground floor bathroom could be made available on request.



The property is well-equipped to provide home from home comforts.



The Space:

The villa is equipped with an EV charger to charge your electric car on your driveway.



Ground Floor:

- Dining room: With Smart TV (access to Netflix etc.).

- Kitchen: With electric oven, gas hob, combi microwave/oven/grill, two fridges, large freezer and dishwasher.

- Conservatory: With gas fire.

- Separate toilet.

- Bedroom 5: With double bed.

- An extra ground floor bathroom could be made available on request.



Split-level upper floor (7 steps up):

- Living room: With Smart TV (access to Netflix etc.) and bluetooth stereo speakers.

- Bedroom 1: With kingsize bed.

- Bathroom 1: With shower over spa bath, toilet and heated towel rail.



Lower Ground Floor (11 steps down):

- Bedroom 2: With kingsize bed and en-suite with shower cubicle and toilet.

This prestigious detached holiday home offers comfort and space for larger family groups and friends. With an elevated position within the pretty riverside village of Horning, and commanding views of the River Bure, yet just a short walk away from the riverside and restaurants and shops. Boasting its own hot tub, large decked seating area and its own summerhouse, it provides a perfect spot to relax and enjoy the views of the River Bure. The property is well-equipped to provide home from home comforts. The spacious conservatory boasts both dining and seating areas, and has great views over the garden and the river. The property is split onto two levels; all main rooms are at the ground floor level, including the master bedroom with its own dressing room, and a separate bathroom. Stairs lead down to three further bedrooms, one with en-suite facilities, and a family bathroom. All bedrooms offer quality beds to ensure the best night’s sleep.



The Neighborhood:

Horning village, a picturesque broadland village with riverside inns, restaurants, a selection of small shops and tea shops, is within a few minutes’ walk. One of the best ways to explore this magnificent waterway is by boat. Daily boat hire and river trips are available from the village, with cruises up and down the Broads, where you can take in the beautiful scenery and abundance of wildlife. Held during the summer are several boat races and a week-long regatta where you can enjoy all the boating action from one of the many pubs or restaurants situated along the riverbank. If you’re a fishing enthusiast, be sure to bring your fishing rods as pike fishing is well-known to be very good between November and January when there is less activity on the water. For those seeking an active holiday, the marina and leisure club welcomes visitors who wish to enjoy water sports and there are plenty of walks and cycle tracks that take you through the village into the surrounding countryside and nature reserve.



Children will enjoy BeWILDerwood, 1 mile, an outdoor tree top adventure park, or there is Wroxham Barns, 4.5 miles, and the Dinosaur Park at Lenwade, 18 miles.



Wroxham, 3.7 miles, is known as the ’Capital of the Broads’, with its selection of waterside cafés, restaurants and pubs.



It also has a railway station serving Norwich and the coast, and a station for the Bure Valley Railway, a miniature steam train running from the popular market town of Aylsham to Wroxham.



The coastline and excellent sandy beaches can be reached within 12 miles. Alternatively, spend a day exploring the city of Norwich, 11 miles, with its cathedral, museums, theatres and a vast array of cafés and shops.



National Trust properties, including Felbrigg Hall, Blickling Hall and Horsey Windpump, are all well worth a visit. Sailing and cycle hire available locally. Beach 12 miles. Shop, pub and restaurants 400 yards.



Other Things to Note:

The villa is equipped with a noise detection system, that monitor noise levels 24/7 and is connected to the owners.



The optional costs for the use of the hot tub of £25 per night are not included in the reservation (capped at £100 per stay).



A one-time preparation charge of £25 will be charged for access to extra bathroom on the ground floor only if requested.

If required we offer the option to provide an extra foldable bed. The costs are £17 per night.

Early check-in and/or early check-out can be arranged for an additional fee of £50 (subject to availability).



To give you peace of mind and maintain our high standards, we offer two options to cover you against small unintentional damage at this property.

We offer the option to add a Damage Waiver for just £50 per stay that covers up to £500 in accidental damages during your stay. Alternatively, you may choose to pay a refundable Safety Deposit of £500. The hold on your payment method will be released within 7 working days after your check-out subject to no damages.

In case you travel with pets, please note that there is a pet fee applicable of £50 per pet per stay.

The villa was set in a perfect location. 5 minutes walk from two large pubs serving nice food. Right along the broads. Lots to see and do nearby. We went on the Mississippi river boat tour, also travelled on the Bure valley railway and went in to Wroxham. Also enjoyed the circus in Yarmouth. The villa was a lovely size and the conservatory was beautiful. The hot tub was lovely but a few of the jets were not working. The welcome basket was a lovely gesture. All in all we had a wonderful week.

This property was great , with views of the river and boats . It was as described and very spacious. It was clean and well equipped overall. Hot tub was fabulous and easily accomodated 8 people. The host was very responsive. The area was brilliant with lots to do . Mississippi steamer was a great experience the kids loved it. Would highly recommend this property and area . Will definitely use again in the future.highly recommended highlightple.

Spent a lovely Christmas break here with family. We had prompt, thorough and attentive communication from Stef and Nikki both before and during our stay. It’s a good idea to read through the house manual beforehand; this has comprehensive instructions and info. We found the place to be a bit chilly on arrival, but it gradually warmed up once we’d set the Nest controls and started the gas fire. Ditto for the hot water. Hosts provided additional heaters for the ground floor bedroom as there was a problem with the radiator there - this issue was quickly resolved. The hot tub is great, but bear in mind it may not be ready for your first night. Kitchen is a delight and very well-equipped for all our Christmas dinner preps etc. Great to have a choice of dining areas, including the conservatory one which was lovely. The master bedroom / suite is amazing! We were sad to leave - had a message asking if we’d like to extend our stay but I think this must be auto-generated as when we enquired, found it was fully booked. Not surprising!

Great location for a break with family and friends. The house is really spacious and lots of seperate areas which was great for a big group. Garden was lovely and everyone enjoyed the hot tub. Horning was lovely and literally a 5 min walk from a lovely pub and 1 min walk to a great little play park. We also did a boat day trip which was a 10 min walk away to collect the boat. Really close to beWilderwood which we would also recommend
