This house was completed in 2022. It is very spacious and has a lot of windows throughout. There are 7 mini split systems in the house.
There is a coffee maker and coffee provided.
There is a propane grill, as well as a fire pit available for use. Please plan to purchase firewood locally.

You have access to house and the yard that is right around the house. Please do not go exploring through the terrain as a lot of this land is private property.

This house is a little over a mile in off of the highway. The road is a maintained dirt road. Cars are fine to make the drive. If it is a heavy rain, then the road may get muddy. For this reason we recommend high clearance and capable vehicles for rainy season. The house is minutes from town center and 4 miles from the Big Bend National Park entrance.

Our neighborhood is very safe.
Please take a moment to ensure your guest count is accurate at the time of booking.
You and everyone in your party MUST conserve water. This house is off the grid and every drop of water is precious. Please make sure everyone is doing their best to conserve as much as possible.
Limit showers to under 5 minutes. Do not let the water run while you brush your teeth. Bring some drinking water along with you, bring paper plates and cups to cut down on dish water. If its yellow let mellow...etc.
Please stay in the vicinity of the house and do not hike or try to climb down any of the bluffs. Respect private property and neighbors.
Plan on providing your own firewood. Do NOT collect firewood or kindling from the property.
Do not use the wood stove.
Quiet hours begin at 10pm.
Please be mindful of our dark sky ordinance and use as little light as needed after dark.
Please do not collect any of the rocks or plants from the property.
The house is on a septic system, please be mindful of what is flushed.

NO UNAPPROVED PETS, $500 fine for unapproved pets in the house.
Pets must be on your reservation at the time of booking.
Pets may not be left unattended unless they are crated, are not allowed on any of the beds or furniture, and please make sure you are picking up their business outside.

NO CONFETTI ALLOWED. There will be a $100 charge for us to clean up confetti.

*We have two twin roll aways available by request at this house. If you have 7 or 8 guests these come included in the price of your stay however we would still appreciate a reminder the day before arrival that you would like these included. If you have 6 or fewer guests the roll aways are available for $50 each and we need you to request and pay for them as well as remind us the day before arrival that you would like them included.

No extra guests are allowed on property beyond the total number of guests that are booked on the reservation without prior permission. Anyone who will be on the property must be added to the guest count and included in the reservation.
We do have an option to add an extra guest fee for guests counts past 8, this covers water usage, trash, laundry, wear and tear as well as housekeeping.

Please be advised that use of any outdoor cooking equipment in or near any building structures (to include balconies, awnings, porches, etc.) is strictly prohibited as it presents a fire hazard. Any use of outdoor cooking equipment must take place on flat ground and a minimum of 20 ft away from any building structures on the property. Upon completion of cooking on any outdoor cooking equipment, guests must immediately and thoroughly extinguish the heat source.
Guests must use caution while walking on the property, especially at night when it can be very dark. Guests need to be alert while outside to avoid tripping on rocks, or contacting local vegetation (cacti, etc.) and animals (snakes, etc.). Guests and their children are strictly prohibited from entering within 15 feet of the edge of any cliff, arroyo, crevasse, overhang or similar elevated drop off. Guests assume risk/responsibility for exploring the property.
Late checkouts without prior approval will be charged for an extra nights stay if it impacts our housekeepers ability to get in and clean in time.

We had a wonderful stay here in Terlingua. We came for the stargazing and were not disappointed! The skies are very dark, Bortle-1. The nighttime pic on our review is of the Summer Milky Way, taken on only a phone looking south from the tall side of the house. The house is surrounded by a flat gravel yard so we had a safe place to set up our telescope. Even though we brought a telescope we had the most enjoyment from sitting in lounge chairs using regular binoculars to gaze at Sagittarius, Scorpius, sparkly star clusters and the Milky Way. The house is beautiful, sleek and modern with fantastic views, and the area is very quiet with perfect privacy. There are small bushy flowering plants around the patio that brought in many tiny butterflies, and the house is surrounded by an Ocotillo forest that must look stunning when in bloom. We’ll definitely be back!

I’d like to start with how breathtaking this property is and it was perfect for my bachelorette trip labor-day weekend. My reason for 3-stars is that a very important piece of information is left out of the listing; running water relies on an electric pump with no backup generator. Well the power goes out pretty easily, I’d say, when it storms in this area (which is mentioned on sign in the house when you arrive but not on the listing when booking). We had a storm roll through around 9pm Saturday night knocking the power out for several hours, about 12 hrs give or take. We had hiked big bend all day in the heat and some of us weren’t able to shower afterwards. Going to bed dirty with no AC all night was quite uncomfortable in late August. Additionally, we had to go into town to grab coffee and use the restroom in the morning. Luckily our group made the best of it. I’m mentioning this as a heads up for those who may have kids or other people who require running water. Make sure you’re prepared!! Other than that, we had an absolute blast and I will be recommending this property in the future and just adding that necessary tidbit of info.
