EXTENDED STAY NOTICE: Reservations exceeding 21 nights are subject to an additional $32 damage protection fee for each additional 21 nights of the reservation. Any applicable fees will be billed separately after booking.
IDENTITY VERIFICATION: To confirm your reservation, the primary guest is required to complete a brief identity verification process, including uploading a valid government-issued photo ID. Verification must be completed prior to check-in.
*MINIMUM AGE REQUIREMENT - Guests must be at least 25 years old to book a Cozy in KC property.
*PARTIES - All gatherings must be limited to 10, this is monitored and guests violating this rule will be charged a mandatory $700 fine. NO EVENTS OR PARTIES ARE ALLOWED.
*PETS - We do allow pets with host approval. If you are planning on bringing a pet please notify us once you complete your booking. There is a $75 fee per pet per stay or $125 for two pets, this fee is collected once the booking is confirmed and paid in full. Contact us for questions. (Guests are required to pick up after their pet, host provides dog bag stations.) This home has a fully fenced in backyard. There is a $500 fine for any unauthorized pets.
*CANCELLATION POLICY - Guests can receive a full refund minus processing fees (approximately 4%) if they cancel up to 5 days before check in. No refund will be provided if cancelling less than 5 days before check in.
*RENTAL AGREEMENT - We require the booking guest to sign a rental agreement outlining all house rules once booking is confirmed.

Lovely home in a very transitional neighborhood. Nicely renovated, clean and comfortable beds, very nice bathrooms with other family homes on the street. But, this is in a very transitional area; one block off a main strip with many abandoned buildings. There are 2 nearby drugstores with a police presence, but did not feel safe walking or driving in the area. Once we were in the home or sitting on the porch with neighbors nearby, we felt fine. The kitchen was well equipped and bathrooms well supplied.

Beautifully updated and decorated home that still felt authentic to the period. Incredibly comfortable beds and luxury linens and towels. Everything you would expect with a five star property. I would absolutely recommend it to anyone and would stay here again.
