About this villa rental
A fully restored country villa has spectacular 360 degrees views of pastures, woods, olive groves, vineyards and medieval towns. The structure combines the beauty of traditional stone work and materials with the best of Italian modern interior design creating a unique blend of old and new. At 400 square meters the house is very spacious and airy with a gourmet kitchen, dining room for 12, large living quarters & library, outdoor portico with dining table for 12, lounge area and a fireplace & barbecue. All bedrooms are exquisitely furnished with comfort and beauty in mind and 3 of them have luxurious private baths. The 4 acre grounds feature a 5x13 meter infinity pool, a beautiful pond, an olive orchard and many patios from which to enjoy the views and tranquility of the surroundings. Situated right at the border between the regions of Tuscany, Umbria and Lazio it enjoys all the best these beautiful regions have to offer.
A labor of Love: We restored this house and grounds in order to 'bring back to life' an abandoned yet beautiful piece of Italian landscape and history. The farmhouse has been abandoned since 1950 and only after our purchase in 2004 and the help of an ambitious design combined with the passion of skilled local craftsmen we could achieve its beautiful transformation into a luxurious yet unpretentious villa. All the furnishing, artwork, books have been carefully selected to give our guests the best possible experience of beauty, serenity and tranquility. The house is airy, spacious, elegant and with its location atop a hill it is wonderfully breezy and cool in the summer months. Every detail has been carefully curated by the owner to guarantee the comfort of every guest: from the selection of high quality linens to the use of mosquito nets at all windows, from kitchenware to all the interior and exterior furnishing.

We had the pleasure of staying at this beautiful villa for 6 nights. Patrizio was very communicative and Valery, the house manager, was so lovely. We came in the off-season in early spring but even with colder weather we thoroughly enjoyed sitting outside each day with an espresso or glass of wine and taking in the spectacular views. The garden was so peaceful and there were multiple lovely places to sit outside and enjoy the surrounding nature. The house itself is absolutely gorgeous and very thoughtfully set up. The bedrooms were spacious and there was more than enough room for 6 adults. We made fires in the fireplace every day and enjoyed an absolutely delicious dinner cooked for us by Valeria. We also appreciated the recommendations for nearby restaurants and day trips and wine tasting within an hour of the villa. We were so sad when we had to leave, and everyone in our group agreed that we would love to come back again with even more family members and maybe in warmer weather so that we could also enjoy the pool and some meals out on the beautiful terrace.

Patrizio's house is the perfect getaway to escape the world for a few days. We traveled and photographed all over Italy for 2 weeks before spending our final week here for some R&R.
Patrizio has designed such a beautiful space. He is an excellent communicator. And Valeria's cooking lessons were the highlight of our trip.

We spent a week at Mazzini 31 just recently. Monteleone d"Orvieto is a magical Umbrian town place that is at once left intact by the passing of time and easy to reach near the A1 highway. It has majestic views of the Val di Chiana everywhere you look! Our family with 2 daughters visited multiple charming places nearby like Citta' della Pieve, Assisi, Todi, Montepulciano...all easily reachable.
We spent unforgettable evenings at Mazzini 31, dining on the open terrace with the breathtaking views of the valley below + relaxing in the heated pool that is an fantastic location in the house. The house inside is absolutely unique and one of a kind with antique elements like the painted ceiling and walls and ultra modern elements like all the furnishings in bedrooms and living spaces. And what a kitchen! I'm a cook and really enjoyed every minute i spent in it!
What can we say...fantastic location, ideal for a family with kids like ours (and for group of friends alike) ...we will certainly be back! Thank you. Valerie

We loved every minute of our stay and everyone was just in awe of the beauty of Podere Palazzo's interiors and exteriors. Patrizio truly created a little slice of heaven on earth! I love great decor (it makes me happy) and I scoured the internet for villas, but quickly realized there was basically one decor option - very old fashioned! Not that there isn't charm in that, it's just not my cup of tea. Then I saw Podere Palazzo & heard the angels singing! The decor is right up my alley, modern but rustic, semi-minimal but still absolutely warm and comfortable. It also has a wonderful sense of whimsy and fun and you can feel the love and care in every inch of the design. Our only regret was wishing we could have stayed longer so that we could have spent more time in the villa. As our trip was just a week we tried to cram in as much as possible every day, visiting different towns etc... If we had an extra week, we all said alternating between a day in the villa and a day in a town would have been ideal. Patrizio and his sister Valeria were equally wonderful and so helpful to work with which only made the experience even better. Driving to nearby towns does take some time, but my family all felt this was part of the experience. Driving around Tuscany/Umbria is hardly a chore as the scenery is just awe inspiring. We were 8 people and we rented 2 cars which was perfect. We all felt so at home in the villa and we all got along so well I found myself thinking "wouldn't it be fun if we all lived in he same house?!" In hindsight, I realize that it's just impossible to argue or have a bad day in "that" particular house! ; )
My mom arranged a beautiful & delicious anniversary dinner for my husband and me with Gustavo as the chef and he was wonderful and so nice! I highly recommend at least one night with a chef and/or cooking class at the villa. We should have also done a cooking class but ran out of time.

We rented this wonderful home for three weeks in June 2013. Like so many other reviewers, we are well traveled. This was the best vacation we've ever had. The home is spectacular, the pictures on the website do not do it justice. The grounds are more mature than the pictures show, and the fragrance of the jasmine, lavender, roses, and other blossoms as they drift by on the almost constant breeze is intoxicating. There is little noise, except for the constant melody of songbirds. The views from the house, in all directions, are exceptional. There is no more delightful experience than having breakfast out by the pond, lunch while lounging by the pool, an afternoon nap in the hammock, and then a long leisurely dinner alfresco on the patio surrounded by friends, family, and the spectacular Italian countryside. An this is just the outside of the house. Inside, you will find the perfect fusion of rustic elegance and contemporary finish. The bedrooms are all oversize, with king beds as opposed to the queens so often seen in european rentals. The bathrooms are spacious as well, with large, modern showers. The kitchen is large and inviting, with all modern appliances. The house is also immaculately clean.
The location is perfect, halfway between Rome and Florence. The train station is 20 minutes away, and the trip to either city takes about an hour and a half, which makes for the perfect day trip. There are also dozens of villages within an hours drive or so. Each one has its own individual character, but all are charming, with delightful central piazzas with blooming flowers in window boxes, at least one pizzaria or ristaurante with outside seating, local residents going about their daily business, and a church dating back to the middle ages. It would take weeks to see them all.
But the ultimate is to have Iside (ah SEE day), the master chef from La Pirolina, the Michelin star rated restaurant just 2 miles from the house, come to the residence and give you a personal cooking lesson. From the simplest of ingredients and fresh herbs and vegetables from the garden not 50 feet away from the kitchen, she will prepare a meal for you that you will remember for the rest of your life.
Thank you, Patrizio (architect/owner) for creating this beautiful estate home. This was a vacation like no other. We will savor it and talk about it for years, and our children will talk about it for years after that. "Do you remember when we were in Tuscany..."

What an unbelievably incredible experience we had staying at Podere Palazzo! It far exceeded our expectations and was even more surreal in person, we felt like we were standing in the photographs we had anticipated all year awaiting our trip. We are now completely spoiled and plan to return to visit your other vacation homes as well.
I researched several pages of villas and the only one that stood out above the rest was Podere Palazzo, it was unsurpassed. The 360° breathtaking views, the attention to detail, the touches of whimsy and humor in the decor and architecture inside and the garden, pond and infinity pool were all part of the beauty surrounding us every day. I took over 1000 photos myself during our stay and many more photos and movies were taken by the others in our group.
We left Rome and arrived a little early for check in so we explored the nearby village Trevinano. It was a quiet and small village of about 150 people dating back to 1100. We found a little trattoria to have lunch called Gianfranco's, and the fresh pasta was amazing. We liked it so much we went back twice and had pizza to go in Scooby Doo pizza boxes our last night at the villa. We quickly learned they do not serve pizza for lunch! Too hot for the pizza oven mid-day. During our stay we tried the tortellini ragu, pici, gnocchi with mushrooms and cream, pizza, steak with sweet and sour lemony onions and wild boar sausage.
Our first night we cooked dinner and used your garden for fresh roses for the table, and artichokes, snap peas, fava beans, herbs, lettuce and chard for our dinner. We sat outside by the fire enjoying our wine and absorbing the views, just incredible. We did regret not taking you up on your offer to shop to have groceries stocked at the house when we arrived. At least for the first night and breakfast items the next morning. Next time we will know! Acquapendente did have a nice grocery store called COOP we found that had everything we needed, including fresh squash blossoms.
We chose to do the cooking class at the villa with talented Iside from Michelin star restaurant La Parolina, http://www.laparolina.it/ in Trevinano, so we decided to have dinner at her restaurant the night before our class. Most opted for the surprise menu which was culinary heaven, and beautifully presented. My husband discovered Sambuca there and got some once we got back. I visited Podere Palazzo for a week during the Fall of 2008. 10 friends joined me for my 40th birthday celebration and I can say without the slightest hesitation that this was one of the most superb vacations I've ever experienced. The scenery was unspoiled and breathtaking, the villa was beautifully appointed...a great mixture of old with new. Everything was functional and clean (sometimes a challenge with old farmhouse renovations) and the "extras" were well worth the investment. Specifically, we had two lovely Italian women cook for us for several nights (nice not to have to worry about this when you're on vacation) and we also had a cooking class hosted by a local chef. (This was superb...and my standards are pretty high, having been a chef myself.) If you're looking for an Italian villa experience, this one truly stands out. I promise, you won't be disappointed.
